Oh my gosh. We're considering selling again and I'm not ready for this. When we sold 4 years ago the buyers asked for all of our furniture but didn't even turn in a full price offer. Needless to say it fell through.

@BakerBee: hahhaha we had our sellers change lightbulbs. Our inspector told us that when a lightbulb is out he doesn't know of it's just a dead bulb or faulty wiring so he suggested we request the light be working for our final walk through. Our realtor also encouraged us to have every light working prior to the inspection being done on our house.
We just sold for the first time. Our buyers were overly concerned about the way we treated for some dormant termite damage which really pissed my husband off because we paid a lot of money for a fully guaranteed termite bond. But in the end rather than asking us to do anything specific they just asked for a flat $1,000 credit towards closing to address all the issues on the inspection (there were concerns about the age of the HVAC too). We took it and moved on since they are paying full price.

We got a request to sweep up the dirt from the basement floor. The house was built in the 1870's-the basement floor was a dirt floor! That one made us laugh. Not sure they were prepared to live in that old of a house!

Our renters are buying my old house, and they asked that we build a 6 foot cedar privacy fence around the entire yard. wut.

@jetsa: Whoa! Your furniture. That's crazy to me. I don't think we asked anything of our sellers when we purchased. Good to know about the lights working versus not. We have a toddler that lets us know about off and broken lights.

My AIL and UIL are selling their home. They're under contract and the house has passed inspection, but the buyers are requesting roof repairs. They found a licensed roofer, got a quote, and now the buyers want to choose their own contractor.
My jaw dropped! Can they even do that?! They're essentially telling my AIL and UIL who to hire and how to spend their money!

@MamaMoose: Maybe it's a Nashville thing - we were selling my townhouse in Nashville at the time. Her reasoning was actually that she was a recent divorcee and that she was "asking for a lot because [she] didn't have a husband like [me] to do these things for [her] anymore." Which was convenient, as I married my husband solely for his handyman skills

@BakerBee: Well that reasoning would certainly annoy me on principal. When a light bulb is out at my house you better believe I change it myself (as long as I can reach it) rather than running to my husband.

@MamaMoose: I know! I wanted to tell her that if she planned to wait for my husband to change the lightbulb, she'd be waiting for awhile. If I came and told him that a lightbulb was out (and it was in one I can reach), I think he would look at me like I was genuinely crazy for reporting something to him that I am 100% capable of doing.

@cascademom: yep we actually negotiated a few pieces but then the deal fell through after inspections because they were asking for every little thing and we were losing money before repairs

Our buyer asked for me to leave some paintings on the wall (that I painted myself!!) as well as some wall mounted wine shelves, a hanging pot rack, and a couple other things. Ended up doing it because the paintings were HUGE and fit well in a loft with 20ft ceilings but wouldn't fit so well in our suburb house. Once he found out I painted them he asked me to sign them, so I was a little flattered, but otherwise mostly cranky that he wanted my stuff (a lot of which were wedding presents)

Wow, we bought our house a few years ago and t never would have occurred to me to ask for this sort of stuff! There were a few minor repairs needed, but we took that into account when we decided how much money to offer.

We just sold a co-op that recently changed a rule and is now not allowing residents to use their attic spaces anymore (which we only found out through our realtor). Our buyer wanted us to pay for a storage space for him b/c of this! Um - what? We didn't make the rules - you knew you were buying a co-op and that things can change at any time.
But he is also crazy and two weeks after closing he's accusing us of having a broken washing machine and that we shut off the water valve to try and cover it up! I don't even know where the valve is AND I did laundry up to the day we left! But as he closed already, this is no longer our problem anyway

@jetsa: Man, I wouldn't have negotiated pieces. When we sell, I hope that they don't ask for our couch, etc. When we got married, we had my grandma's old couch. Right after LO's arrival, we got awesome an awesome new couch and chairs. Same with our dining room table. I love our table. It's going to our next house for sure.

@fancyfunction: that sucks. A good friend of mine just went through a very long (and expensive) legal battle with the guy she sold her old house to because he was trying to claim that she willfully neglected to include some things on the disclosure document.

@jetsa: @cascademom: I remember when we were selling our condo we got some requests for the furniture and our electronics. We told our eventual buyer we could sell her the furniture, but when she found out how much the stuff cost she changed her mind. We did end up leaving the TVs for her though since they were mounted on the wall and we didn't mind getting newer TVs.

We also had our buyer request all of our furniture, art, pot rack, microwave, computer screen mounts, and some other crazy ass stuff. I was flattered and offended at the same time. They requested an art photo of our girls!!! (While it is an adorable photo, that was definitely crossing the line into creepy). We ended up closing with them but refused most of their requests. After we left, they asked us to trash the house's original radiators from 1906. I was so sad for the house. It was clear that they didn't respect the provenance. Even now, it's hard for me to drive by my place and see what they've done to it.
But I love our new house so so much that it was worth the sacrifice.

This is making me feel like I should have asked for more! We asked for their wooden playset but I think they were thrilled they didn't have to move it.
They did leave several random things like toys, curtains, etc which is fine but what cracks me up is that DH thinks they left it all "for us." Oh, look honey, they left us this chip clip. They must know we love to eat chips - how nice!

And to all of you in this thread....your bad buyers are my husband X 1000, haha. He's really good at getting random things and it's because he has the balls to ask for things no one else will! It's the south Asian part of him, where haggling is always expected.
Let's see, when we were house hunting when I was pregnant, he asked for the furniture in at least 3 out of 8 houses we bid on, he asked for one entire nursery to be left intact so we wouldn't have to decorate a nursery (yeah, like a woman is going to leave her baby's nursery furniture and décor), he totally asked for things like hanging pot racks and specific lamps/chandeliers, etc. It's just his way....I've learned to just let him do him thing and see what kind of deals he gets us.

Oh and at our closing, my husband and the seller (this was a FSBO situation) haggled back and forth for a verrry uncormfortable 10 minutes with both lawyers about a light fixture that had disappeared after closing.
My husband ended up with $250 cash in his pocket after the argument, given by the seller towards a new light fixture. I'm super non confrontational, so I just got verrrrrry interested in the grain of the wood of the table in the law office. Excruciating to witness.

This thread is the inspiration for me that when we do sell our house, we get a storage unit and put most of our personal and expensive items in there, unless we want to sell them!
It is pretty common where I live that window treatments and light fixtures are included with the house. In our case, they were so bare bones and gross, we changed them out anyway.

@looch: Yeah our realtor told us that anything "attached" (light fixtures, curtains, surround sound speakers, etc) is assumed to be included. The buyers for our house requested that we leave our grill and fire pit! I was kind of bummed because the grill was my husband's Christmas present and it was really expensive. Hubs was secretly thrilled because it was a propane grill and now he has an excuse to buy a new grill to utilize the natural gas line at our new house.

@Mrs. Jump Rope: You should take them down and change out for cheaper ones before you list. That's what our realtor suggested we do if there were any that we really liked. Our new house has bigger windows and higher ceilings anyway so we just left ours up even though I really like a few of them!

@Mrs. Jump Rope: really?!? In TN it assumed that the oven, dishwasher and microwave are included, but that the fridge and washer/dryer have to be negotiated in.
