We have decided to build a new house (downsizing and simplifying). It will be ready late July.

I am planning on putting our current house on the market in early May. It will be priced to sell. Average time to contingency is currently 10 days in my neighborhood.

I will be about 35 weeks pregnant with #2 when the house goes on the market. He will require a several week stay in the ICU due to a heart condition that will require surgery after birth.

We won't be pulling DD out of daycare.

If we close on selling the house before the new one is ready, we will probably end up staying in a hotel and possibly staying a week in our RV on OH's parents' land to save a little money.

Any tips on maintaining sanity? We are already planning on outsourcing our lawn care, and we have moved a bunch of stuff we won't need for a while (i.e., Christmas decorations) to storage.
