@Alba4: I agree with you. I think you’ll get way more use out of a deck since it’ll be right off the kitchen.

FWIW, we have both, and our deck is used all the time (directly off the kitchen), but our patio is never used. Our house is built into a hill, so the patio is a level below the deck. It’s just easier to use the deck.

I usually prefer a patio (we just replaced our deck with a patio.) In your case, I think it would be better to have a deck since you have a raised ranch. Do you want to have to walk down a flight of stairs to eat in your patio? Wouldn’t you rather walk out a slider into a deck?

Thanks for the feedback, ladies! DH is very anti-patio for some reason, probably because resurfacing what we have is easier. Maybe I can change his mind with this informal internet poll!

We have a deck and I love it, so I voted deck. But it's made out of trex material so the maintenance isn't bad. We haven't had to do anything but power-wash occasionally (though we've only lived here for two years).

I vote patio but it would also depend on how many stairs and how close it is to the kitchen. If it's right off the kitchen and a decent amount of stairs, I'd keep a deck so the grill is close. If it's either further from the kitchen or still close to the kitchen and only a couple of steps patio wins out. Patios also seem better for fire pits and upkeep is easier. (I have stamped concrete and 2 steps down to my grill as a reference).

Hoping to get some input from the hive. We currently live in a raised ranch on a small village lot in an area where lots of people live on acreage and like elbow room. We’re planning to sell sometime in the next two years and need to replace our current deck. We can’t decide if we want to tear it down to replace with a nice set of stairs and patio at ground level, which we think would make the yard look a lot bigger but may be less appealing than a deck, or resurface the existing structure, which is cheaper/easier, but breaks our small back yard into four smaller spaces (each side of the deck, in front of the deck and the deck) and one whole side of the yard never gets used.

If you were buying would you want a bigger feeling yard with a patio or a smaller feeling yard with a resurfaced deck?

Poking around on Pinterest, here are a couple of pics with beige counters

For what it's worth, our counters are dark laminate, but we got subway file and we looove how much more "fancy" the kitchen looks and it's super cheap even if you have it installed professionally.

We recently bought our first house (yay)! We're hoping to do a few improvements to help with resale value before we sell in 3-4 years. It's already the nicest house on the block so we don't want to 'over' renovate and have it not be financially worth it. I've always rented so I've never had the opportunity to 'design' a kitchen space! What cabinet color (painted shaker style) and wall color/back splash would you match with this laminate counter top? We have decided not to upgrade to granite so the laminate stays.

If I could afford composite, I would do that for sure!!

My parents have a 1,000 square foot wood deck, and it's so much maintenance. They are slowly replacing it with composite. So $$$, but they are literally refinishing the wood and replacing boards every year.

Composite. If given a choice, always the lower maintenance option imo. I think the composite would be better for resale too cause people like low maintenance. No maintenance, no splinters, no warping... all pluses in my book!

We are replacing our deck this month and need to decide on the building material. I like the look of mahogany wood but I'll be the one in charge of maintaining it and I'm not sure how time consuming or labor intensive that will be each year. Our deck will be approximately 500 square feet.

If you have either a mahogany or composite deck, can you let me know how you like it? Pros or cons of each? Do you think one adds more value to the resale of a house than the other?

Thanks in advance!

Another vote for floors. While I do love vacation, the floors will be a permanent change while a vacation is fleeting. We had the luxury of doing both and I still value the floors more than that trip to the beach. BUT if it were something really extravagant vacation-wise, I might chose that...

@lemondrop: The cleanliness option is what's killing me. I know it'll be much easier to just run a Swiffer over the floor before I put baby down than to have to vacuum (and still not get all the dog hair) every time I want to put baby Grizz and his blankets, toys, etc on the carpet.
