We have a pretty big lot for living in a subdivision but we have a GIANT hill in our backyard which is great for privacy bc there isn't a house directly behind us but our yard could be so much bigger. We're not positive we're going to stay in this house forever so we don't want to spend $30k removing dirt and putting in retaining walls and all that. I think ultimately, I would go with the master bath. The kitchen is tolerable. It's not to my taste, but it's got a ton of storage space and we have newish appliances. Our master bath is just annoying. The shower door sticks and leaks all over the place, there isn't a ton of storage in there now, and I would just loooove an upgrade in there! We have a townhouse and the dining room and living room are open to each other but the kitchen's closed off. I would just want to open up the kitchen and make it all one large open concept. We just can't really do it without spending major $$ because the plumbing and most of our cabinets are on that side. Next on the list is probably either the mud room or our master bath. But that won't be a few years down the line. We need to demo the "sun room", build a deck and put a fence around our yard first.
