@LAZB: That's awesome! Great news.

Our home just went on the market today and I'm already preparing myself for just how frustrating this process likely will be!

We accepted an offer! The woman came back at $2k less than my lowest acceptable number, so I was ready to turn her down, but my realtor said that she would give me a $2k rebate to make up the difference, so I agreed.
Now I really hope the woman isn't a huge pain with inspections!

I'm sorry so many of y'all feel my frustration, but glad I'm not alone!
Well, we don't have a final offer yet, but I think we should get a decent one by today. Basically we just want the woman to come up $4k, and I'm really not willing to budge any more. I know negotiations are par for the course, but we are priced reasonably based on comps, and I don't want to settle!
@MOMTOLITTLEB: There is no way that I would be ok with repairing every little thing, that totally sucks! As we learned since getting our new place, only the things that NEED to be repaired are necessary, not the things that you WANT to be repaired. At least that's the way it is here.

@KRISIPI I really hope things get resolved soon. It's hard having to make family planning decisions based on things you can't control. We have one child but would like another one eventually and need to be in a bigger home before that happens. I'm ok with it for now but if we aren't settled this time next year, it will be harder to accept.

Everything is so complicated, it feels like each day brings a new question and we didn't even think our situation was that complicated. We're losing a lot of money so that's scary too, I think we can survive it but it's still scary. I'm just hopeful that all of this is leading us to the perfect home for our family so someday we'll be so happy we won't care what it took to get there!

It's very stressful, no matter which side of the deal you're on. We've been trying to sell my old townhouse since the spring. We've been under contract since July, but since it's a short sale, we're STILL waiting for the bank to approve it. Meanwhile, we're still paying 2 mortgages every month. We're not pregnant going through this process, but TTC is waiting on getting the house sold, so I'm getting super impatient.

I hear you! I just closed on a house and am in contract to sell my apartment. The price negotiation to buy our new home annoyed me because the seller was asking WAY too much and very unreasonable about it since she grew up in the home. Now our buyers are slowly dragging this out since they "had to file taxes" and now are "waiting on the commitment" even though the offer was not contingent. Of course they also have to be approved by the board, which is a whole other issue. Blah, I can't wait for this to be over!

I do not envy you doing this pregnant! We recently accepted an offer, every repair on the home inspection needs to be done and at our expense because the buyer is getting a grant to buy. So annoying that it's become our problem! And there's nothing on the market we're interested in so we'll probably move in with my parents at the end of December. Then have to move again when we do find something! And hopefully never again because this is such a pain. I just want normal life!

It's a stressful process no matter what, but being pregnant makes it that much worse. We bought and sold when I was at a similar place in my pregnancy with DD. All the uncertainty and stress was difficult, esp. when I wasn't sleeping well to begin with! I think counter-offers and negotiating are pretty much par for the course...it's annoying, but it is what it is. Everyone wants to get the best deal possible...try not to take it personally/let it get to you. All I can say is hang in there, and do your best to get through it. Hugs.

@LAZB: So much sympathy. I just went through the selling process, and we were in a major time crunch (I'm 30 weeks pregnant, my husband had already started his new job so I was solo-parenting a toddler, etc). We countered twice with our eventual buyer, and I still think they got our house for a song. For us, it was worth it to get the process over with. Now we're renting a house for 6 months while we get to know our new area. We might put in an offer on our current rental in the spring, but she's asked WAY too much for it in the past so I'm not optimistic about her accepting a reasonable price. I hate the game as well :(

@BandDmommy: that's how it usually is, but we are just selling in a bad time I guess :( I guess the offer isn't that low, but I just hate the back and forth of it all.
It doesn't help that we are in a big time crunch, so we need to accept an offer soon.
We should get her second offer today or tomorrow, so I'll come back and update. Thanks for listening :)

We have found a house we really want, and everything is set for us to close December 15th. We have had to deal with some issues with the seller, but decided to suck it up because we really love the house.
Well now we are selling our house. We live in a very hot market area, but now is not a great time to sell. We have an offer, although it is low, but we can come back with a counter offer. The potential buyer also wants us to do some repairs, and who knows what the inspections will find. I feel like our asking price is reasonable, and although I am willing to come down a little, that's reall all.
I'm so frustrated with this whole thing that I'm almost willing to lose out on the huge amount of earnest money we put down on the new place and just stay in our house. Maybe I'm just being emotional, and it doesn't help that I'm 23 weeks pregnant, but I hate this!
No real question here, just venting.
