<description>&#60;p&#62;@bluestriped bee:  Oh, no, that would be terrible! I don't really understand the point of rent-to-own either, since you pay a down payment and are paying monthly anyway. What's the difference - that you can't qualify for a loan?&#60;/p&#62;
&#60;p&#62;This would really be paying for the first right of refusal on the house so when our lease is up, we can buy it if we want, and at that point part of our rent would have gone towards the cost of the home. I think 25% is average?

When I was home buying, I looking into lease to buy homes, where the landlord has the ability to take your money and  after a couple months or years say 'nope, I don't like you, so I'm not going let you buy the home.'

<description>&#60;p&#62;@mediagirl:  That's a good point. In this situation, all we would lose would be the price we pay for the option. We wouldn't pay a down payment, and we would only do it for a monthly rent that we would already be willing to pay.&#60;/p&#62;
&#60;p&#62;@bluestriped bee:  Hmm, how could they string you along? Wouldn't you have a contract with a designated end of the lease, where you have the option to buy at that point?

<description>&#60;p&#62;I considered it but never pursued it. I guess I thought it would be tricky legally.  What part of your rent would go towards the purchase price? It can't be 100%. Maybe 50/50? Maybe less?&#60;/p&#62;
&#60;p&#62;Also, I was afraid that if the landlord didn't 'like' me for one reason or another, that he would string me along promising of this un-achievable goal.

<description>&#60;p&#62;We're looking to rent a house soon, and while we're not ready to buy for a few different reasons, if the right house came along we'd love to lock it down. We don't have any reason to think we'd be leaving the area we'd be renting in any time soon. A lease option seems like a better option (haha) than rent-to-own because you are not obligated to buy, but a portion of your rent can still go towards the price of the home. You have the first right of refusal and you can lock in the price of the home, which is attractive because home values in the area we are looking in are only going up. However, if you end up not buying, you are out the price you paid for the option (not sure what is typical for this) and all your rent, of course.&#60;/p&#62;
