We looked for about a year, putting in several offers and being told several times not to even bother putting in a full price offer bc it will go for $50-$100k over list price, often with 10-15 offers. Finally expanded a search a little further, dealt w a listing agent who wasnt too savy (helped us bc we put in an offer immediately and they didn't have time to play the multiple offer game). Took a while to save for a down payment, had to do FHA bc of crazy home prices here (20% down payment would be the price of a whole home in many other areas). DH revently switched jobs, helping us to "earn more, save more." We just bought this fall, which I fell like was good timing bc interest rates and home prices have been increasing and there have been several recent changes to FHA loans. </p> <p>Good luck to everyone! Now we have a baby in an apartment and I really hope we have a house and a yard for him to play in some day. But at this point he is almost three months and we don't even have a savings yet. I get very jealous of my peers/friends who are buying houses (which I know is immature, but oh well--I keep it to myself). I know that the baby doesn't know the difference, it's not the most important thing, we have all the essentials, etc., but it just isn't how I envisioned things happening. The big deciding factor for us was that we wanted to move up to at least a 2-br and the rental prices for those in our city were approximately what our PITI payment ended up being on a 4-br single-family house. Since we knew we'd be TTC relatively soon, we felt it made sense from a "what is right for our family" perspective, though not necessarily from a financial one because houses are undeniably expensive! Furnishings, fixing things, higher utility bills, etc all add up. I think we'd be somewhat better off money-wise if we still rented, but it's hard to know exactly how much because the types of housing are just so different. I just graduated from law school and moved to DC a year ago, so that's why. We started saving a few months ago, and it adds up so slowly with student loan bills! I thought we wouldn't start trying until we owned, but we love our apt and there are plenty of young professionals with babies here, so it's not crazy! Maybe 2015 we will be ready to buy.
