One of the apartment buildings in NYC my aunt and uncle looked to buy in had a rule that only purebred dogs were allowed, and you had to have papers on your dog to prove it wasn't a mutt. They had a 16 year old cocker spaniel (who was purebred but they had no idea where his papers were), and the association said they wouldn't accept the old fuzzball. I don't completely understand the size restriction - I know more little dogs that are chewers and markers than big dogs that are destructive.
