<description>&#60;p&#62;don't know if this counts, but our current project is selling our house and finding a new one AND a rent house....&#60;/p&#62;
&#60;p&#62;the photographer comes next week, and DH is traveling for work, so I have to purge/store a bunch of stuff so the pictures look good.... then it will be officially on the market before the end of the month! EEK!  &#60;/p&#62;
&#60;p&#62;We are working with a builder for our next house, but don't have a lot yet - so I'm extremely stressed about finding something soon.  Everyone has told us not to compromise on location, because we won't be able to move our brand new house to a new location...they're right, but I'm so worried that nothing will exist in the area we want to be in.&#60;/p&#62;
&#60;p&#62;Surprisingly, I'm not nearly as stressed about finding a rent house for the next 10-12 months.  I just have faith that we can find something since location won't matter as much. &#60;/p&#62;
&#60;p&#62;Did I mention that we're also switching my toddler to a new school in June?  I'm officially  insane.... praying that he can handle so much change!

We are waiting on a fence, yard, landscaping, a roof garden, our grill to be hooked up, a replacement countertop, new concrete driveway, a window repair and probably 10 other things I am forgetting about. Argh. Luckily I don't have to do any of it, but I just have to constantly hound someone about getting one thing a month done.

&#60;p&#62;we just finished purchasing all new appliances (fridge, double ovens, microwave)&#60;/p&#62;
&#60;p&#62;our house was neglected before we moved in so we've replaced all appliances now in the entire house (including HVAC, AC, Water heater etc.) &#60;/p&#62;
&#60;p&#62;every room needs paint (except the boys' and one bathroom)&#60;/p&#62;
&#60;p&#62;its just so daunting

<description>&#60;p&#62;What started as new hardwood throughout c/o insurance following a water leak has turned into a complete renovation. Tile in entry and baths, full kitchen reno, new paint throughout, new lighting and blinds throughout. All our furniture is in storage and we have been living in a rental since February. It's insanely stressful. Trades are difficult to deal with and coordinating them all has been a nightmare. On top of everything, I'm 37 weeks pregnant! &#60;/p&#62;
&#60;p&#62;It will be all worth it in the end, which looks like early May at this point, but it's been tough. The kicker is that it was all pretty beautiful to begin with prior to the renos, it was kind of just a snowball effect of lets do this, now this, ok this, might as well so this, etc, etc.

<description>&#60;p&#62;We're redoing the garden area right now (moving the garden boxes and paving the walk ways around it) and some landscaping (edging, planting, leveling near the house for better water drainage).  I had plans to paint the kitchen cabinet and hallways, but that didn't happen this winter and now that the warm weather is coming, we'll be working on the exterior of the house again, painting and doing repairs.

<description>&#60;p&#62;We bought our house in January, so there is still a LOT to do. But the things on my mind I want to get done ASAP are:&#60;/p&#62;
&#60;p&#62;-Putting up a backsplash in the kitchen&#60;br /&#62;
-Finish the living room (still need to find a rug &#38;amp; bookcase)&#60;br /&#62;
-Build a raised bed or two for the small back patio&#60;br /&#62;
-PAINT...everything is painted the same boring beige color...doors...baseboards...ceiling...walls....trim....it's this giant sea of beige...&#60;br /&#62;
-Finish unpacking and organizing everything. I finally have a cabinet to display my grandparent's wedding china that has been sitting in a box in the garage for 7+ years :P&#60;/p&#62;
&#60;p&#62;I am NOT looking forward to hands &#38;amp; knees scrubbing of the kitchen/dining floor. I've mopped it countless times but it is not getting clean enough...I'm pretty sure the previous owner NEVER cleaned it...the grout ranges from white to black...gross!! I think next year's big project will be to re-tile the entry, kitchen &#38;amp; dining areas (we put down hardwood in the living room before moving in).

1) new kitchen countertops&#60;br /&#62;

Our house is pretty new and doesn’t need any updating or upgrading or repairs or anything, but we want to rip out the carpet in the master suite and turn half the master bedroom into a library/reading nook space. The bedroom is huge (seriously, it’s crazy) and it’s just mostly wasted space now. Might as well turn it into something more cozy and useful! Right now I’m only in the “Pinterest” stage of working on a house project!   :silly:

-install an electric fireplace in the living room, build a mantle and shelves around it, tie it into the heating thermostat&#60;br /&#62;
-build a small deck with a roof in our garden area for a spot for table and chairs&#60;br /&#62;
-drywall and insulate the garage

The tile is down so now we need to move the appliances back in and finish the 'lockers' and put up trim and put the beadboard up in the bathroom and on and on and on.

- Repairs from water damage this past winter to include new flooring all throughout the loft upstairs, new carper in one bedroom, new drywall and repainting in the 1/2 bathroom.&#60;br /&#62;
- Repaint dining room and replace window treatments&#60;br /&#62;
- Possibly (and I mean possibly!) reconfiguring and updating our kitchen&#60;br /&#62;
- Moving LO to his new room (!) this summer and decorating!

- Finally painting my cabinet doors (they are primed at least, just need it to warm up so I can spray them).&#60;br /&#62;
- Removing bushes on the sides of our house, especially the one blocking access to our fuse box.&#60;br /&#62;
- Touching up the border around our master bedroom (it's been unpainted for four years)&#60;br /&#62;
- Touching up paint in H's room.&#60;br /&#62;
- Buying a new couch&#60;/p&#62;
&#60;p&#62;If we can afford it, I want to spring for laminate in our living room/hallway and remove the carpet there because it is so worn. Eventually, I want all the rooms to be laminate (kitchen is hardwood but poorly done).

Currently working on the lawn since it's good weather for seeding/fertilizing. I can't wait for our grass to be nice for the girls to play outside without getting into dirt.&#60;/p&#62;

<description>&#60;p&#62;Always, we bought a fixer-upper!  We have like three outstanding projects that we need to finish up but really hard because they involve painting and hard to do that with LO around.&#60;/p&#62;
&#60;p&#62;And in a nice change of pace we are actually hiring a company to fence in our backyard and we have our first company coming out today for a quote! I am pretty excited about just paying someone to do it and having a real fenced in yard :)  Right now it's partially fenced but the fence is split rail so that does nothing to keep the dog in!
