I agree. Try to split the cost of abatement especially if you love the home. Else, try to renegotiate how much you'd pay with the idea that the next buyer will negotiate abatement with you.

This will sound odd, but if you ever have a fire or flooding and have to use a restoration service (long shot) it'll cost more to get your items cleaned (clothes, etc) if there is asbestos in your house and they may not be willing to touch anything in the rooms that have asbestos. If it's strictly outside, this shouldn't affect you, but if there is any inside, it can be a big deal.

I would try to negotiate removal. Even if that didn't work, I probably would still buy the house. We bought our house with asbestos tiling in the basement. A contractor was able to get it out without breaking any tiles, but we would have just left it or tiled over it had it been in decent condition.

If the asbestos is outside the house I wouldn't really worry about it. It's very common to find asbestos siding on older homes. If it's inside the removal isn't dire either. There are many methods used to prevent it from becoming airborne.
I'm an architect and work primarily on historic homes and renovations. As long as the asbestos isn't disturbed it's not an issue. It only becomes an issue when you go to remove it and then you will need a qualified team and additional municipal inspections all of which add $$$.

Yes, right now, we are trying to negotiate with the owners about taking care of this, but I have a feeling that they won't remove the asbestos siding, because of 1) the cost, and 2) the inspection said that it wasn't a necessary removal since it was "non-friable" and still within state / fed regulations.

Is the deal final? Can you have the removal of the asbestos atleast split (or some costs of it included in deal). I would want it removed and taken care of before/at/after time of closing before moving in regardless of where it was, especially if it's a lifer house, cost might be crazy, but get it out of there, and then there's no worries.

also - there is always the fear that DS will go and lick the walls or the siding of the house, because let's face it.. kids do things that you don't expect them to..

I have a question. We are in the process of purchasing our first home and have gotten through the inspection. Let me preface this by saying that the house we are purchasing is an "updated" home from 1882 and we fell in love with it. So this house is definitely OLD.

This will be our first home and we plan to raise our new family in this home. We were hoping to close at the end of Feb, when our child will be about 2 months old.

The inspection went through and came back with 2 problems - lead paint (which isn't a big problem, because there are several non-lead coats of paint over it) and asbestos siding. I'm more concerned about the fact that there is asbestos in the house.

The inspector and real estate agent keep reassuring us that the asbestos siding was common in older homes built before 1970 and that it was a "non-friable" asbestos, meaning that it would not be airborne unless we ripped it apart somehow.

That's all fine and dandy, but now my second thought is RESALE. Would people be completely deterred about a home with asbestos??

Thoughts? We still have time to get out of the home purchase I believe.
