Gymboree has some adjustable waist pants too. DS is long and skinny too, it's kind of stressful buying clothes for fall that will be long enough to last a while but not too huge in the waist. And BTW I think 24m allows extra room for the diaper.

@Mrs. Pinata: usually gap has adjustable waist and old navy I find is slimmed fitting. We have the same problem - skinny little 27 month old!

@Mrs. Pinata: my J is really long and skinny. He will be 3 in December but could probably still wear 12-18 waist (his swim shorts were!)
I only buy pants with an adjustable waist. They have them at Gap or Janie & Jack, I'm sure there are more stores that carry them though.

ETA a picture of J's shorts inside-out with the waist adjuster pulled to the smallest setting.
These are 2T, so length is good and with the waist adjuster it's perfect!

Thanks for the tips! His pants do not have the adjustible elastic. Where do you get those? And thanks @mrs. High Heels: thanks for the reminder. I can't believe I forgot about that post!

My son is a chunker, so we don't have this problem, but I agree with @tysonja: Try the girls section for basic items like skinny jeans and shorts.

do his pants/jeans have the buttonhole elastic? they help so much!

you could try purchasing him a pair of skinny jeans from the girls' section, maybe you'll find a good fit!

otherwise, perhaps maybe trying to move the button/button hole on his existing jeans, or even cutting into a pair of elastic waist pants and shortening the elastic from the inside and then repairing the hole (make the cut on the inside of the waist band).

@Mrs. Pinata: have you tried pants with buttonhole elastic? One of my nieces had the same problem and that's still all she can wear. Unless you sew, or know someone who does.. then you can tweak store bought pretty easily!

As you may have read in the past, Little P is a skinny dude. :) He's healthy, but been in the 3rd percentile the whole way along. So, he's usually at least one size behind in clothes.

However, we've hit an annoying snag and I'm not sure what to do! He's 27 months old, but fits in 18 month and 24 month shorts pretty well. BUT, because he's already potty-trained, we have to roll down the shorts one time to keep them on him. If he were in a diaper they'd fit just right, but now that he's wearing underwear, we have to roll them down.

This doesn't bother us, but I was just trying his fall clothes on him and pretty much NONE of them fit! The 18 month clothes would fit him in the waist if we roll down the top, but then they're too short! And the 24 month and 2T clothes are too big even when we roll them down. I'm just now sure what to do. Does anyone else have skinny boys and found clothes that fit? :/
