<description>&#60;p&#62;The bedroom thing would be more of a deal breaker than the cabinets and trim for me. Our house has wood cabinets and I wanted white so it was on my list to paint them but actually I like them now. They seem less trendy. As far as the trim, there are some older houses that have it stained and it looks gorgeous. It totally depends on the style and color. It is definitely more durable than white so that's a pro with young kids!&#60;br /&#62;
It might be nice when your kids are older to be on a different level. When we were looking, we figured we could put the kids together and have our room upstairs too until they were older. Would that be a possibility? It is a common layout and people seem to make it work with young kids but not my preference.

<description>&#60;p&#62;If only 3 houses came up in 120 days, and assuming another doesn't come up for another 40 days, that's two extra months of rent. If the fee to redo the trim is less than or close to two months' rent I'd say that justifies ponying up the cash.  :happy: &#60;/p&#62;
&#60;p&#62;That's based on you commenting it's the trim that's a deal breaker, not the other stuff.

<description>&#60;p&#62;We have 2 up and 2 down. Initially I thought I would hate it (the first night was hard for me) but it's actually fine and we have had zero issues. It's actually nice in that dd2 never woke dd1 up because the nursery is on a different floor than her room. &#60;/p&#62;
&#60;p&#62;When dd2 is ready for her big girl room, we will move her to the same floor as her sister so they are together. My crazy plan is to convert the nursery (which is next to the master) to a spare room with two twins in it, so if they ever do want to sleep on the same floor as us they can. But Dd1 has been on a different floor for a year and half and has never voiced concern.

But 5 years later, we still haven't changed the cabinets and tile (because everything was new and it's such a huge project), and it bugs me SO much.  I fantasize about either moving or finally redoing the kitchen and bathrooms but have been putting it off because it's such a huge project.&#60;/p&#62;
&#60;p&#62;In your case, it sounds like there are major issues with the house besides the cabinets (bedroom layout and size).  If I were you, I would pass.  Weird layouts are a deal breaker for me.

I compromised and figure we can live with it for a few years then I'll have them painted or stained to a color I like better. And we've already chipped the countertops so I'm like the more damage the better, lol.

<description>&#60;p&#62;Do you mean the wood trim through the entire house is stained, not white?  That would be a big hang up for me.  I have friends that bought a house that had 90s style wood stained trim throughout and they spent months and months repainting everything.  I would see what you could work out with the builder - could they use the materials on a different house?  Could they paint the trim white even though it's been stained?&#60;/p&#62;
&#60;p&#62;I would also not love that layout. I like being on the same level as small children.  Maybe when my kids are older I'd be ok with it though.

But it had just been installed before we purchased so it seemed so silly to replace perfectly good granite. I still (5 years later) look at it and think &#34;ugh, I wish you were a different color&#34; and dream of changing it one day, but I do not regret buying this house.

And as others have said, it's harder to keep white cabinets clean so there is a definite positive to not having them. I love ours, but it's because our kitchen is SO dark and it lightened it up. Otherwise I don't think I'd care at all.

it seems like you aren't in love with the layout either, which you won't be able to change down the road (i know you don't want to paint brand new trim etc., which i totally get, but in 5 years maybe you'd feel differently). But the layout will always be the layout. if you pass, you might be kicking yourself SHORT TERM until the right house comes along (and it will).

This would be similar situation to it. We would probably put both girls on the same floor to start so they have each other next door, and we would use the other room on the same floor as us for an guest/office room. We are still maybe 3 so then the baby would be on the same floor as us.

The trim you can change down the line. I agree with seeing if they could paint it (fir a fee) before moving but it would not be a deal breaker to me. But only if you really do love the house otherwise.

&#60;p&#62;Make yourself feel better by considering the cost (if it would be more for white even if they hadn't picked the cabinets yet) and how hard it can be to keep white cabinets cleaned.

Pretty much our only chance is getting a new build.
