OMG get one. They cover everything the house comes with (with the exception of things that were improperly installed to begin with apparently...) They wouldn't cover our AC getting fixed because of an "improper installation" but once the AC guys "fixed" it and it didn't work, they paid for further repairs and even paid to have our outside unit completely replaced. They also have paid for a new dishwasher since the one we had crapped out and the guy said it was unfixable. Oh, and our shower tiles all suddenly fell off and they paid to have that all fixed. All within the first 6 months. I would say it paid off for us.

We had a 1 year one that came with the house when we bought it, but we never used it. The A/C went out in the middle of 90-degree weather and it took WAY too long to get someone out. I ended up just paying for someone. It was about 500$ to renew it, and it didn't cover the huge stuff that would be more than 500$ to fix, so we didn't

@Alivoo01: Yep! We have a really old A/C unit, and water heater. That's exactly what we figured. Plus I think our call fee is $75. So we were really hoping our A/C would break before the 1 year is up! but I doubt that will happen...

We bought one when we sold my DH's house. It covered any issues with the home for the buyers for a year.

@MrsBrewer: I didn't know you could either. But our realtor was in charge of setting it up for the sellers and he called DH and asked if we wanted to, so we said sure!

We bought an older home and the seller included one year's worth. Depending on how old various appliances (e.g. water heater, a/c unit, etc) it could be worth it because they can be extremely costly (e.g. new a/c unit can be about $2,000!) vs paying the $400 for the warranty and shelling out the call fee .

Yes we got one for our first year, we haven't had to use it yet though!

@Smurfette: I wish I would have known we could upgrade it and it would cover the roof?!?!? We have a roof leak last fall, and I called and they were like "sorry, your roof isn't covered!" booo.....it even leaked through our ceiling it was dripping right into our kitchen!

We had a one year warranty build into the contract for the sellers to pay. We upgraded so it would cover the roof, was only $30 more, for the year. We wanted something just cause we know the first year in a house is so expensive.

We always get one. It was very useful in our last house when the washing machine lit on fire. Yes, you read that right. It lit on fire! We had lived there for like a month and the washer went up in flames!

Nope, no warranty for us. I know that new builds come with some sort of warranty automatically, but it isn't something I'd invest in. That said DH is pretty handy, and we have an amazing house insurance plan in case of disaster.

We are moving into our home in a few weeks, and I have heard some things about a home warranty. I'm not sure exactly what it does or covers, but I am wondering if anyone has one, and if it is worth it/necessary?
