They cover everything the house comes with (with the exception of things that were improperly installed to begin with apparently...) They wouldn't cover our AC getting fixed because of an "improper installation" but once the AC guys "fixed" it and it didn't work, they paid for further repairs and even paid to have our outside unit completely replaced. They also have paid for a new dishwasher since the one we had crapped out and the guy said it was unfixable. Oh, and our shower tiles all suddenly fell off and they paid to have that all fixed. All within the first 6 months. The A/C went out in the middle of 90-degree weather and it took WAY too long to get someone out. I ended up just paying for someone. We upgraded so it would cover the roof, was only $30 more, for the year. I know that new builds come with some sort of warranty automatically, but it isn't something I'd invest in.
