Thank you! Everyone had great points. I think I may go for the home with the preselected builders. We will go check them out soon. Hopefully I like it because this will probably be our last move.

It depends on what you like. If this is a community where everyone goes with a pre-selected builder, than i'd just go with that. I would only decide to go the more expensive custom route if there weren't ANY house/layout designs i disliked.

@looch: Even if you go "custom", there are some builders who have a few designs for you to look at, and you could make adjustments according to your needs/preferences. I do agree that i would have a headache coming up with a good design from scratch. That's probably why if i could afford to go custom, i'd hire an architect as well!

For me it would depend on the customization that you had in mind. I would rather choose from a few plans rather than have free reign to make up my own thing, because honestly, I wouldn't come up with a good design that's worth the added expense, if that makes sense.

I think it depends on what you want your neighborhood to look like. As much as I don't like cookie cutter neighborhoods, I have seen very inconsistent, out of place homes in neighborhoods.

We are stuck on historic homes, so no builders for us. I also am wary of gated communities, given that the message is necessarily exclusive.

For me, it depends on the quality of the homes you would get with pre-selected builders. Some communities like that have really great homes, some are matchstick houses. It may go faster with pre-selected builders, though. Typically they're working with a set number of plans and get their materials wholesale, thereby cutting costs for you.

Buy a lot and find my own builder? Both would be in a gated community. If I purchased a lot, I would be able to have a custom home, but the property is expensive. If I went the other route, I would have to purchase a home from one of 5 builders. I would have some limitations as far as customizing goes, but I wouldn't have to pay for the property first (since that would be added into the total cost).
