A good school district is a non-negotiable for me, so I'd move based on that alone.

Neighborhood. It's my current situation. I like my house, it's not a dream house by any stretch, but my son can walk to the elementary school. Not having to deal with the bus or drop off line? Sign me up.

We're in the situation of great neighborhood (and school district) but if we moved 15 min away, we could live in an amazing house. But, alas, we love WHERE we live so much.

But school districts are definitely a tipping point!!! We spend so much time going to the parks right by our house...I just can't imagine not having them so close.

We kind of just went through this. Found our ideal house but the neighborhood was inconvenient. Found a great house in an ideal neighborhood. Both great schools, so that wasn't a factor. We chose ideal neighborhood because we can always do things to the house to make it what we want.

If you don't love the house or the school district, I would keep looking.

We have a good school district and location so I am ok that our house needs some work. You really can't have it all in my area unless you have tons of $$$!

If you're not crazy about the house OR location (neighborhood is nice, but the schools could be better) I would totally keep my eyes open for a fixer upper in an area with a better school district. Why bother putting money into changing your current house if you could be in a better school district? (I have been watching too much Property Brothers, I think...)

We are in the exact same situation. Our house is cute, but just not super functional for our growing family, but we really like our neighborhood. We walk Liam to preschool, we walk to Trader Joe's, there's a new park going in a few blocks away, our neighbors are great... I am constantly looking at houses for sale online and every time I think I love something, it's not good enough to leave our current neighborhood. On the other hand, the idea of renovating totally stresses me out and I just don't know if I could handle it.

@pui: We're constantly looking, it's one of our hobbies! Sometimes we'd go on driving dates - kids asleep in the back while we drive around a new neighborhood with coffees and quietly whisper about the houses we liked.

The money isn't really the issue here as we intend to live within ours means and would buy accordingly. It's more of what's more important, the house or the neighborhood.

For me, the neighborhood trumps house because being able to walk and experience local culture is important to me.

Have you been following the market in your area? If you check out what's on the market currently for a few weeks, it might give you a good idea of what's out there and help you make a decision on what to do.

For me, a better house for you and a better school district would be my for sure choice (assuming affordability wasn't an issue).

Being in a really strong school district is really important to me. I know the frighteningly large amounts of money that my parents spent to send me and my sister to private school because the middle school and high school we were districted for were not good. It was 100% the right choice for us but if I could avoid having to spend that kind of money by choosing a house in a great school district, I would.

We are currently in a lovely neighborhood - easy to take walks, lots of park nearby, close to shopping of all kinds and good (but not great) school district. But I don't like my house that much, while the square footage is sufficient and the yard is great, the layout isn't ideal. We keep going back and forth between doing a little more reno to make the house work better for us or save the money and look for a better house in a few years. And if we were to move, it would be to a better school distinct so it wouldn't be in the same neighborhood.

What would you do?
