<description>&#60;p&#62;@jetsa:  when our original realtor disclosed to us that he was showing us one of his listings, and that it could be a conflict of interest, he said that he would be fine with us cancelling our contract with him and working with someone else if we were interested in purchasing the house.&#60;/p&#62;
&#60;p&#62;We've decided that is the route to take.&#60;br /&#62;

<description>&#60;p&#62;I don't see a problem with this and am advocating for it in my current home sale.  The realtor doesn't actually make any decisions for you and it doesn't matter who the sellers is they aren't going to be saying I think they'd go to xyz so I don't think it matters, advocate for yourself and it will be fine.&#60;/p&#62;
&#60;p&#62;As far as calling another realtor have you signed a contract with this realtor it seems late in the game to get someone else involved considering all the legwork is done.

<description>&#60;p&#62;I would def not do this as a first time home buyer.  We were in and out of contract four times when we were condo shopping, so we learned a lot from the experience.  In hindsight we were SO GREEN on the first deal that fell through.&#60;/p&#62;
&#60;p&#62;I might consider it now that I have been through this once before, but only if I got a steep discount on the commission.  Like 3%, max 4%.  I would expect to share that savings with the seller in the form of a discounted price.  And I would lean heavily on my lawyer.&#60;/p&#62;
&#60;p&#62;If your realtor does not offer you some form of compensation for the conflict of interest -- i.e., discounted commission -- why *wouldn't* you insist that s/he be replaced in the negotiation?  Just to be polite?  In that case I would find a new representative.

We were doing new construction and he would frequently try to &#34;hang back&#34; to talk to the contractor outside of my presence, which made me uncomfortable. I wouldn't do it again.

It works because I am buying my house from my landlords, we've agreed upon a price, and in this market, I would basically pay them anything they asked. We're also not doing any inspections, because, again, this market is so nuts that as long as the house is still standing, it's a good deal. So, that simplifies things enormously. The agent is basically just making the process happen. I wouldn't do it if not for all of these things.

<description>&#60;p&#62;We encountered this when selling our home - a couple came through the brokers open without an agent and asked our agent to rep them.  She presented us the 3 offers and let us know that the final offer was one they had asked her to write.&#60;/p&#62;
&#60;p&#62;She offered to us that if we chose to negotiate with them she would be happy to involve another agent in her office to consult with us.  We were in a multiple offer situation - all over asking...we felt confident we knew the real value of our house so we were not concerned.  We ended up going with a different offer...so it was a non issue.&#60;/p&#62;
&#60;p&#62;Perhaps she has a colleague she could ask to help you as a favor if you do like the house?

As a dual agent, the realtor is--and should be-- conflicted out . . .  s/he cannot truly act in the best interest of both parties because the interests of the parties are obviously adverse to one another. She happened to be working with a couple that had been a looking for nearly a year and thought it would be a good fit, so we let her show it and sold without going on the market.&#60;br /&#62;
It was a pretty straightforward transaction, so we were comfortable with it all and advocating for ourselves. No issues, but it was a little odd situation.

It is when the Realtor represents both the buyer and the seller in the house transaction.&#60;br /&#62;
It is legal in my state if both parties consent to it.&#60;/p&#62;
&#60;p&#62;A home that we would like to put an offer is a listing of our Realtor.  Our Realtor brought the house to our attention, because it fits all of our wants, but made it clear that he was the listing agent and that it could be a conflict of interest.&#60;/p&#62;
&#60;p&#62;At this point we've gotten so many opinions about what we should do (stick with our agent, use another agent in his same office, or find someone completely new).&#60;br /&#62;
I'm not sure what the best avenue to take is.&#60;/p&#62;
&#60;p&#62;So looking to see if anyone has worked through this before/had experience.&#60;/p&#62;
