I don't have 2 kids yer, but I'd definitely keep the play area. Two kids have lots and lots of toys and other things.

The baby would probably stay in your room a while and then you can try out putting them together. Most people here are pretty positive about room sharing experiences. If you hated it you could always change it later.

We live in a condo unit. We have a large, L-shaped living room and two smallish bedrooms. Our family is currently me, my husband, our 1.5yo, and our two fluffy cats.

Right now, we use the L in the living room as our play area. It's connected to the living room, but it keeps the toys visually separated from the "adult" living room. I really like the layout and it works well for our family.

We are contemplating a second baby but not yet ttc or even ntnp. But... if we do have a second, we will have to make a decision: Do we have the two kids share a bedroom and leave the rest of the apartment as-is? Or do we sacrifice the nice big open living room/play area and create a third bedroom?

If you think they should share a room, please comment on the challenges of having kids share a bedroom if they are about 3 years apart. And how would we manage things like sleep training for an infant under such circumstances?
