We have (unsealed) brick floors in our living room, which are original to the house, and which I need to get sealed. We also have black limestone tile floors in our kitchen/dining. But the floor is COLD and the room is also cold. And it isn't comfortable underfoot in bare feet. It is an older house (built in 1941) so matching the old HW to a contemporary HW floor is tough. I wanted something warm and natural but that complimented the original HW. So in the kitchen we did terracotta tiles, and in the entry we did slate. If I had to do it again, I might select brick look tiles for the kitchen, or a checkerboard. I love our terracotta, but we're not in the SW so I worry it looks a bit out of place. And stone hurts a lot more when you fall. If you have little kids that would be a problem. I'd also be worried about how easy it is to scratch. My dad has a log cabin and has some nice hardwood, surprisingly it seems to work. Also consider how long you're on your feet on it. I have wood floor in my kitchen and my back is so much better than when I had tile. Also, baby and childhood are brief but because you get the chance to design your own space, it might be worth considering the fact that it would be very difficult to roll a high chair across a flagstone floor, and if you have a little one riding or pushing anything wheeled around it will be super loud. If you keep your kids out of the kitchen then it is NBD and flagstone really is nice. Good point on the resale though. We can’t afford heated floors, so it would be cold where there aren’t runners laid down (though it’s the same now with the tile).
