&#60;p&#62;Here's an example:&#60;br /&#62;
Much to my fathers demise, we put laminate flooring in our house this past April.  Our subfloor wasn't completely flat in some spots, and required us to get a sander from my dads shop to sand down the flooring.  Replacing the subfloor wasn't an option.  My dad and husband spent hours sanding the floor before laying the flooring.  To the naked eye the subfloor was flat but they noticed the bowing once they laid flooring, and had to take it all up.&#60;/p&#62;
&#60;p&#62;80% of what you're paying the contractor for us his expertise and labor.  There's going to be dust *everywhere* if they don't use a dustless system.  And, just because you can't find a contractor listed on that website doesn't mean someone isn't in your area.  It just means they don't pay dues to the national wood floor association.  We use, recommend and endorse Bona.  My second suggestion would be to look on their website &#38;amp; see if they have contractors listed in your area, or dealers.  You can always call a dealer (my dads a dealer) for contractor recommendations.  Dealers sell direct to contractors, so they'll know whos who &#38;amp; whos the best.  It'll actually help you weed out prospective contractors!&#60;/p&#62;

<description>&#60;p&#62;@Mrs. Jump Rope:  this is literally the only person within an hour radius who has returned my calls so unfortunately, dustless is not on the table :/ He didn't say a brand, but said he had Loba stuff to put on the top for an extra charge that wears better and doesn't stink so we're going to do that for sure.&#60;/p&#62;
&#60;p&#62;Since you're so knowledgeable.. do you think it's insane to just pay for the refinish/restain and install the other hardwoods ourselves? I'm so nervous to take on such a big project!

&#60;p&#62;I'd look into a dustless refinishing system.  My dad sells the system at his shop so I know they're available.  It's usually only through Bona.&#60;/p&#62;
&#60;p&#62;What stain are they using? Did he mention a brand? You want to stay away from minwax and use a water based stain.&#60;/p&#62;

<description>&#60;p&#62;It took a week for the floors in our house to be refinished, because we had a rainstorm in the middle of it and the humidity slowed down the drying process.  We did on site staining, the color we chose required two coats of stain plus two of the finish.

<description>&#60;p&#62;We are getting ours done in the house we just bought and $3/sq ft is around what we're paying (got 4 different quotes). The water based poly is so much better so if you can spring the extra for that. It doesn't smell as bad and hardens to a much harder, more durable finish. The floors in the house we're selling were finished with the water based and they have been great.

It's basically our hallway/entryway/kitchen so we'd have to refinish ourselves out the door and then have LO nap in the.. garage? lawn? and stay in a hotel? Uck. We are contemplating installing the new ourselves, which is to the side and would be much more feasible! It drives me nuts that we bought the house AFTER LO was born otherwise I would've had so much time to do stuff like this! Did yall ever find a house?

<description>&#60;p&#62;Hmmm not sure, hope others can chime in! Hopefully you can get more than 1 quote so you can compare to make sure you are getting a good deal. I know my sister and her bf refinished their hardwood floors themselves- they rented these sanding machines for $30/day and got it done in 6 hours, then stained themselves too and that took about 2 hours. Not sure if that is something you are interested in? I'm sure with a baby it might be a tad bit more difficult though!!

<description>&#60;p&#62;Trying to get quotes in my area is like pulling teeth, apparently everyone is rich and doesn't need work. I've only had good communication with one person (who would be driving from 45 minutes away to do the job) about refinishing our hardwoods. I'm tempted to just go with him since I'm having such a hard time with the other 2 even to get a quote... what did you pay for refinishing? His quote was&#60;/p&#62;
&#60;p&#62;255 sqf install new and stain on site ($7.75 per = $1976)&#60;br /&#62;
Refinish 250 sqf ($3 per $1050)&#60;br /&#62;
And then an extra $150 to use some eco-friendly finish instead of the oil based one.
