&#60;p&#62;BTW I drive 45 minutes to see our pedi because a quality doctor is not something to trifle with!! I would drive any distance for a great dr. Seriously. I drove 45 minutes for my prenatal care and now a similar distance for DS's care. It's priceless in my mind.

&#60;p&#62;This worked out better and faster than I could have hoped. &#60;/p&#62;
&#60;p&#62;Turns out my stepbrother is still on a lease until next June. Since he's been such a good tenant, the owners of the house are willing to transfer over the lease to whomever he suggests. After talking to him (even though he and I so don't get along well), he gave us first dibs on it. &#60;/p&#62;
&#60;p&#62;I just got off the phone with our landlord, and he understands my situation. I explained that I was having a lot of trouble adjusting to DS since he's a needy baby and DH works a lot (all true) and that we were given an opportunity to rent a house very close to my sister (technically my in-law, but she may as well be my sister), and we wanted to take it, and wanted to know what it would take to end our lease early (I carefully avoided the term &#34;breaking&#34;). &#60;/p&#62;
&#60;p&#62;He was completely okay with it! He said he has four kids, and remembers how hard the first one was, and he was lucky that his mother lived nearby to help his wife. He'll let us end the lease early without any legal or financial ramifications--we'll get our full security deposit back (the place is in great shape), and will have until mid-November to leave (and only pay half a month).&#60;/p&#62;
&#60;p&#62;Considering this was only something I originally mentioned to DH in passing I can't believe how fast it became a reality!

<description>&#60;p&#62;I have paid to get out of a lease and it was worth it to me because I liked my new apartment and roommate a whole lot better than living alone in my old place. If you think you'll be happier in the long run, then I think it would make sense to move, but only if DH is on board (sounds like he is). A crappy commute can be a downer, so maybe he should try it in traffic to make sure before you commit?

<description>&#60;p&#62;I have.  It was a similar situation, I was renting an apartment and a house down the street from a few friends of ours came up for rent.  I went and looked at it and decided it was great for us.  So I had to pay the fees, but I did end up getting my security deposit back.  My fees were just to pay an extra month rent I think, I don't really remember now.&#60;/p&#62;
&#60;p&#62;Then a few years later we ended up buying a house on the same street as the rental house, but our landlords were great to work with and didn't make us pay any fees since we gave them great notice.&#60;/p&#62;
&#60;p&#62;If it were me, I'd move to the house.  I will always chose a house over an apartment though.

It is EXTREMELY tough and costly for a landlord to legally go after a tenant for breaking a lease, so when leases are broken they usually don't bother, keep the deposits and just try to get a new tenant asap.

<description>&#60;p&#62;DH and I talked about it again, and he's on board with the idea. Yeah, it's a crappier commute, but we think it would be a better situation for us in the long run. I have no idea if we'll get it, but I think we're going to at least apply for it. &#60;/p&#62;
&#60;p&#62;And DH says he has a coworker that's looking to move soon and was asking about our complex (several of DH's coworkers live here), so we may be able to offer him up as our replacement, lol.&#60;/p&#62;

<description>&#60;p&#62;I did once. I was offered a job an hour away from where I lived and it was my second job out of college so it was a big and necessary step up for me, so I had to take it. I think I had three months left on my lease and couldn't afford to carry both, so I broke it. &#60;/p&#62;
&#60;p&#62;In my opinion, your pros outweigh your cons. If there's a lot of interest in the new house, that's not really a con because it's not like you're breaking your lease THEN applying. You look and apply, and if you don't get it then you're back where you started. Everything else on the cons list is doable if you really think it would be a better position for you.

<description>&#60;p&#62;I'm about to do it and it's really worrying me.  We just moved to Brooklyn in April and then my husband got a new job in Stamford, CT, in July.  Unfortunately, he now commutes an hour and a half each way.  Add that to the fact that I cannot afford to work here because day care is so expensive (while I can easily find part-time work in Stamford and afford day care) and it seems like a no-brainer.  BUT, we signed a two-year lease.&#60;/p&#62;
&#60;p&#62;Because this is New York and landlords here are notoriously heinous to deal with, I have no doubt that we will be losing our (fairly large) deposit.  That said, it is worth it to me for the reasons mentioned above plus the fact that we can afford a house rather than an apartment, we'll have a yard for our dog (finally!) and DH will see LO tons more.

We had to pay the last full month's rent (which was okay, since we had a month before our mortgage payments started), but somehow got out of having to pay the early cancellation fee, which was equivalent to one month's rent, and got our security deposit back. I think it's because the management office liked us. :)

We had to pay upfront for the last month's rent, but our landlord was able to find a new tenant immediately and so reimbursed us almost the full month PLUS our security deposit, so it was definitely worth it for us.

<description>&#60;p&#62;It sounds like this is someplace you would want to stay pretty long term, so I would not pass it up based on your lease. It sucks moving twice in a short time, but it sounds like your quality of life would be a lot better, other than DH's commute. When I broke my lease, I was only on the hook until I found someone else to move in to my apartment, so I just ended up paying one extra month of rent but got my deposit back. I would see if your landlord would let you do that.

&#60;p&#62;In my opinion, you have to consider what you can afford (in fees, etc.) vs. your quality of daily life. For us, the extra money has never stopped us. Sounds like the commute issue is the biggest drawback.&#60;/p&#62;

<description>&#60;p&#62;Background: From last August (2011) until last May DH and I lived in my (soon to ex) step-SIL's basement (short story: my stepbrother's a douche, SIL is my BFF and I took her side over stepbrother's) so that we could help her with her two girls/settle into the area. In May we moved about half an hour away, which made me very sad but it was a shorter and easier commute for DH.&#60;/p&#62;
&#60;p&#62;SIL texted me yesterday to let me know that a house about half a block from is up for rent (ironically it was until a few weeks ago being rented by stepbrother). &#60;/p&#62;
&#60;p&#62;Pros:&#60;br /&#62;
-It's at least twice the size of our apartment for the same price. -It's on a great quiet street with lots of kids (including one born a few months before E and one a month after).&#60;br /&#62;
-We already know the area and the residents.&#60;br /&#62;
-Excellent school district.&#60;br /&#62;
-Next to a big park/community swimming pool.&#60;br /&#62;
-Half a block from my BFF SIL and two favorite nieces.&#60;br /&#62;
-I don't have any friends here.&#60;br /&#62;
-DH works late. It would be nice to have people to eat dinner with.&#60;br /&#62;
-Walk-in closets.&#60;/p&#62;
&#60;p&#62;Cons:&#60;br /&#62;
-We just moved a few months ago. DH is not excited by the prospect of moving again so soon.&#60;br /&#62;
-We'd have to break our lease.&#60;br /&#62;
-We'd lose the security deposit on our apartment.&#60;br /&#62;
-We like our apartment.&#60;br /&#62;
-Apparently there's a lot of interest in it.&#60;br /&#62;
-We'd either have to get a new pedi (we LOVE ours) or travel 30 minutes to see her.&#60;br /&#62;
-Crappy, longer commute for DH.&#60;/p&#62;
&#60;p&#62;Have you ever broken a lease? Do you think we should try for it?
