@Ajsmommy: I'm glad you are still able to rent the house you chose and I know it can feel a bit unfair to have to pay more $ for the same space you're comfortable sharing.
The cost of the rental also covers the use of utilities and resources though - so extra people (even kids) mean more water, more electricity, more laundry from towels, and more dishes washed which is one reason they may charge an additional amount.

We've rented four Air BnBs just this summer (my first times doing so). One as a group of adults for a bachelor/bachelorette beach getaway, two with family, and one solo for my husband and daughter. It's been smooth each time but we were very attentive to all the rules and everything was easy. No two rentals were the same as far as rules, amenities, pricing, etc, but they each were comfortable and a great experience. Good luck!

@LAZB: geesh that's pretty harsh!!

I read all of the responses and did some looking online and it appears to be the biggest offense when renting airbnb's and it appears to really bother the hosts.... I read one site that called people some pretty bad names just for having 1 extra person......honestly seems way harsh to me but as I said I told our host and she adjusted my reservation so I'm all set, just cost more $$.

I get that they are making money....but if I'm renting a house and I'm comfortable with 15 people being there then i don't see why not even if the see only beds for 10..... We could have sleeping bags or other things...

My feeling is that as long as you don't destroy or damage the property you should be able to have as many as you want. Although I do agree that there shouldn't be parties or "events" without permission

@Ajsmommy: I think that’s a good idea. My parents got kicked out of an air b&b because my nieces came over and spent the night one night. They weren’t loud or anything, but the owner said it was against the rules

@Ajsmommy: as for #3, the best gift you could leave the host is a great review if you have a great experience.

We considered becoming Airbnb hosts at one time and I found an Airbnb reddit that was really interesting. I still read it from time to time and one of the things I've learned that will make a host lose their mind fastest is if you lie about how many guests. Be upfront now or you could lose your money.

1. some hosts like to be there to greet you. i've had some hosts greet and others text me the key code.

2. i always let them know the exact number, even if they are kids. i found a place that says "sleeps 4" and when i asked if it was okay if we were a group of 6 but where 2 are kids under 5, they said no. I would not want to lie and have it held against me if they care.

3. just make sure you follow the instructions they leave you prior to leaving the place. i will make sure things are fairly neat, like putting all the towels in the laundry room, loosely making the bed, ensuring dishes are all in the dishwasher. imo, the ridiculous service and cleaning fees are enough of a thank you gift! :P

@Ajsmommy: The other thing I thought of regarding your second question and why you might want to be upfront with the host is that they can (and likely will) leave you a review. If you try to hide the number of people staying (and if they find out), they might include that in a review of you, which could make it difficult for you to rent via Airbnb in the future.

1. I've never seen a host, except to pick up or drop off a key and even that was rare. Most places I have rented have a lock box or a code.

2 If it's just a couple of extra kids, I probably wouldn't mention it to the host, but letting them know is probably the right thing to do especially since there might be restrictions around that sort of thing.

3. Never left a gift and actually never occurred to me that I should. I agree with what the others said, just clean up after yourself and leave things as you found them.

1. Hosts shouldn't be popping in or out of the personal space you rented but obviously if it shares common areas then you might see them. We have only ever rented entire houses/apartments and thus only see the hosts at key pick-up and drop-off if there isn't a secure onsite location for that purpose.
2. You should probably check with your specific host, some are more willing to bend then others (and it might not be entirely in their control ie an association that allows X number of people to rent but no more)
3. We never have left a gift but we have always made sure to clean up after ourselves and follow any specific instructions as we leave such as please close the curtains or set the ac to a specific temp.

1. For the first one we stayed at, we did see her, but it's because we needed a kitchen gadget that wasn't there and she was very upfront to reach out for anything (so we did! lol). For the latest two we stayed at, we never saw either of the owners/property managers. But, we did have their info in case we needed something.

2. I would just message them and be upfront about it.

3. I have never given any of them anything. The best thing you can do is cleanup when you leave, take out the trash, etc.

1. I don't think hosts should be randomly popping in and out. Some live on site, some live close, some don't. I think they should be accessible any time for emergencies or help, but they shouldn't be hanging around constantly...

2. You should message the host and ask that if the majority are children that will sleep with their parents, if it's okay. Depends how strict they are

3. I mean, if you feel like they went above and beyond for you... Otherwise, I feel that leaving the place in-tact and clean is the best thank you

So I just booked an airbnb for a family weekend and I've never done it before. I'm wondering specifically about a few things.

1. how much involvement does the "host" have when you are actually there? To be honest I'd prefer to never have to see or small talk/chit chat with anyone... terrible I know.... but do they tend to pop in or be around??

2. when it comes to the # of persons.... I may have fudged a little. We will have 3 adults and 8 kids (one being a toddler and one being under 5). The place said it sleeps 9.... should I pick a different place bc we will technically have 11??? or is this ok??? I figure the toddler will sleep in a PNP that I will bring and the 5 yo will share bed with me (the two youngest kids just happen to both be mine).

3. do I need to plan to leave a thank you "gift" or something when we leave?
