For my 2nd home, I took equity out of the sale of my first house. For the house DH and I got together we did not put any money down. We did happen to have lots of money in savings for a rainy day knowing that we did eventually want to buy a house though. I came into our relationship with a lot of savings because I lived with my parents for awhile after graduating and was able to save a lot and we had a lot of wedding gift money that went into the bank. I had been saving for three years and DH was still in dental school so the down payment was all me. We put down 15%. 20 would have been stretching ourselves really really thin. We were pretty anxious to buy a place of our own 2.5 years ago. The timing seemed right, but now we kinda regret our decision because we made that decision without a baby in mind and now we are in need of an upgrade but it will take us 4 years at this rate! :/ Plus, I do hate paying PMI, and the HOA fee is so darn high! If I could do it over again, we would save 20% which at the rate we were saving, would have taken 8 months. We used savings we had for our second home.
