@Anagram: Small world! They have one of the best public schools in the nation which was a big draw for us (despite not being pregnant yet...) I'm excited to start making a place our own!

@LindsayInNYC: oh! One of my friends' sisters lives in Bronxville. I mean, I don't know the sister but the friend has come to visit me and then gone to visit her sister.

She works at some kind of medical company in the Bronx, so it's super close for her.

@Anagram: It's actually in Bronxville (Westchester) - 2 train stops north of the Bronx! NY is a little different though so there is no formal "attorney review" period. It's been a rollercoaster process though!

@LindsayInNYC: It's in the back of Hoboken, not far from the new Shoprite. It's 3 days review, yes....but we had a multiple offer situation so they accepted our offer verbally and we submitted all the paperwork. Then they came back and said they had yet another offer from the other people bidding and told us to make our best offer--so we adjusted a little and then they verbally accepted again. Lots of drama. So, my husband did all the paperwork with the new financing last night again and *hopefully* now we'll be going into attorney review. At this point, we don't trust the sellers word at all, for obvious reasons. =)

Is your place that going under contract on the jersey side or in the city?

@Anagram: Ohhh, just went back to find that post. I didn't even realize that was from you! Attorney review gives you 3 days review before entering a contract? Where is this place - it's nice!

@plantains: Seriously! The place we're thisclose to getting under contract has reasonable maintenance fees and taxes, thankfully! A lot of places include taxes in the maintenance fees which make them seem even higher.

@babyjmama: I should go back to WB and see what Jag did! I'm not on fb anymore but with first/current house we did progress pics as it went up and then once we were in, and had an album for all to see....the pics are surely something I will do again.....so exciting!

Maybe for listing plan a trip away for first few days listed when more go through? If it was summer I would have just gone to cottage for the week, lol. Damn golden retriever hair :p

@LindsayInNYC: I commute by car to Bergen county, so I have to have a parking space, and with a baby on the way, I want it to be right next to the house or in an attached garage. Most brownstones don't have that (at least, in our price range--- we've seen some 1-2 million dollar brownstones with parking. Well, with parking and close to a path station for my husband. And he only likes downtown/waterfront. Grove st. is okay, but only if its really close to the Path. Journal square or anywhere else, DH would never consider.

We saw one that was just 2 units in a brownstone near Hamilton Park and the unit for sale had a 1car garage, but the property taxes were insane....and since it was already the top of our price range and the taxes were so high, (and the inside needed some work), we decided it wasn't for us.

Buuuut, we may have found a condo we like in Hoboken. I posted another thread about it. We're going into attorney review tomorrow!

@babyjmama: it is such a relief.....and this was the first house we ever listed, man I don't wish that on anyone! With baby and dog.....in and out for showings, what a pita!!! We got a full price offer, but April closing, haha....wouldn't work! So we were happy to attract to some 1st time buyers that can save more, and give us peace of mind in long closing....sending good juju!!! Now I can budget my life away as this house is still top of budget, but it is very doable, and we are so, so excited.....drive by the lot pretty much every day, lol.

Over the weekend, we went with our realtor to look at 2 bedroom condos in jersey city and Hoboken. The cheapest was 650,000, the most expensive was 759,000. For a 2 bedroom that's about 1100-1250 sq ft. The crazy thing is that the property taxes and maintenance fees vary so much, the 650,000 place is actually $200 a month more expensive than the 750,000 place. Crazy!!

We'd be putting down 20% too, and its hard to part with that much savings when we didn't love any of them. Meh....we may just have to keep renting. Boo. It sucks to think of wasting $40,000 a year on rent alone.

@sooz: The houses we were interested inside the beltway were all over $1 million and the schools weren't great. So we had to move to suburbs, houses out here start around $600k.

@LindsayInNYC: We are hoping to put 20% down, as if we put any less, we will have to pay $10K or so for mortgage insurance.

@sooz: Yikes about where you are, now that is a lot!

It is still just so much money, I don't think I can get over the thought of owning something worth that much!

It will be brand new and exactly how we want (pick floors, kitchen, all that fun stuff) but still!!

Our house was appraised today, would list for $319K and probably get no less than $310K. Good news as that gets us in the $70K appreciation mark (in less than 3 years!!), but I still am so iffy.

@littlek: @LindsayInNYC @Beebug: I know! The homes we're looking at require AT LEAST 20% down and they start at $900K. And even with that, you're looking at a house that is 60 years old and hasn't even been remodeled with a plot of land less than a quarter of an acre. That's why it's taken 3+ years to save up for a home...Makes me want to move somewhere cheaper, but then I can't imagine living anywhere else than the Bay. :(

@Beebug - Cost of the home is one thing but my other main issue is that so many places in the NCY-area require 20% down. And that's a LOT!

DH's income: 100k
Purchase price:$217k
Mortgage: $1600

We've decided I will start working part time and our combined income will be around $125k, we are looking to build a house for $300k and the mortgage will be around $1700 with lower interest rates, and 20% down.

ETA: when I don't work, with our mortgage right now, we can save $2000 a month if we are frugal.
