We sold our house last summer- I had color in our house (purple and orange walls!), but we really, really decluttered and removed personal pictures. Our realtor offered professional pictures AND offered to have a professional stager come in to give us advice all for no additional charge.  We ended up getting an offer the same day it was listed for over asking ( the market is really hot here), so we didn't get to utilize the stager though. It might be something you might want to look into if you still don't get bites. Per our realtor (who paid for the professional photos) we took everything personal off the walls, got out as much clutter as possible and (I think the very most important) we had the house completely repainted in a neutral color. House went on the market Thursday morning and we were under contract by Saturday afternoon. We also got more than asking. Feel free to ask me any questions! :) &#60;/p&#62;

He said that price drops need to be in $25,000 increments since that's how buyers shop or to get to the next budget parameter. Example someone's top end of the budget would be $275,000 or $350,000 and that's how they would search online. He also told us not to change the price at least for 30 days.

<description>&#60;p&#62;@honeybear:  no, they have a realtor representing them. However, there were others interested in our house who were not represented. Actually, our realtor picked up some new business working with them on buying a house! He said typically now, people sometimes first want to find the house before engaging a realtor. Or they may end up using the sellers' realtor. Buyers don't pay commission at all for realtors in FL at least. Not sure if it's different elsewhere. We are paying a 6% commission that will be split amongst our realtor and the buyers' realtor. I'm not certain what we'd pay if the buyers didn't have a realtor. But it doesn't save/cost them anything out of pocket.

&#60;p&#62;@Chillybear:  Those look great! I do think a $5k price drop could be a potentially bad move unless it puts you right in line with the comps. You have to be able to support your price with comps from recent sales (and only recent sales, not asking prices, even for houses under contract). How far above the comps are you on $/sq ft? That's where the rubber meets the road on pricing, IMO.

<description>&#60;p&#62;Night and day difference with the new pics! Remember, it only takes one buyer to sell a house. We listed our house end of January and were averaging one showing a week only. Open houses every weekend and nothing but good feedback on the house and the price. It was just slow. And, our realtor said he's noticed that less people are doing private showings and instead using open houses to check out homes without a realtor. They're much more hands-on because of all the mls sites and Internet capabilities. We're currently under contract to sell, so truly, just one buyer!

The bar was designed in such a way because we didnt have the budget to remove the 2 posts that anchor the bar, theyre technically holding up the upstairs addition that makes the spare bedroom larger (that was done way before we bought the house) So far only positive comments on it as it adds seating to our informal eating space and our neighborhood lends itself to younger first time home buyers without kids.

<description>&#60;p&#62;I'd tend to follow your realtor's advice. Those professional pictures are a huge improvement! But I'd be nervous about letting the listing get too stale or dropping it too many times. (Doesn't MLS or realtor.com show you when and by how much the price was dropped?) We are in the process of buying our first house and we've been a little wary of listings that have been on the market longer than a couple of months, as well as listings where it seems like the price is sloooowly coming down. In the first instance, we were like, &#34;Well, what's wrong with it? Is it overpriced? Did an inspection fall through? Are the sellers unreasonable jerks?&#34; &#60;/p&#62;
&#60;p&#62;Also, honestly, I think the bar area is pretty &#34;buyer specific.&#34; I wouldn't want that in my house, and if I were considering yours I'd be mentally subtracting the amount of money it would take to tear it down from the offer I'd be making. You may just have to wait for the right buyer who sees it as an asset instead of a detriment to come along.

As a buyer a price drop that quickly would signal to me the house was overpriced from the beginning and may still be. Unless you need an offer in a week, I'd wait to see how the new pictures bring in interest for at least 2 weeks. Could your realtor circle back with the agents she knows have looked at the house online or in person and personally invite them to take a second look?

<description>&#60;p&#62;The pictures went live last night/this morning on all the MLS aggregated sites. I got a email from my realtor this morning saying that if the showings on sat dont bring about any offers she wants to drop the price next week by 10k based on that we're now the highest price/Sq ft in our 1 mile radius (the house that was higher is pending sale). We have an open house scheduled for 4/3. She's the expert, but i'm thinking we wait until after the open house and only drop it 5k. Am I wrong to push back?
