Ok I just read through the thread... hmm, since the loft is only accessible via the master, I would consider turning the loft into a nursery, stay in the master, and keep the guest room for your parents. Seems less disruptive that way, and I think I could get used to going up two flights of stairs. For the first few months of the baby's life, you might want to keep him/her in the master with you anyway... and soon enough they'll sleep longer stretches at night.

I would make the loft a guest room. What do you have in there right now? Maybe you can buy a Futon or daybed or something. Once we had a baby, we had guests much less frequently.

@mrskc: It would be difficult, but it might be possible. The room isn't very big, and right now we have a daybed in there that's fully extended to king size and it takes up pretty much the whole room. We've debated buying a mini crib or portable one instead of a full size, and I think we'd also need to convert the closet doors from pull out ones, to sliders. We also thought about getting rid of the daybed and using an air mattress in there. I think we'd also have to move the glider out of the room when we have guests.

Sometimes I do think that would be good solution, and sometimes I think I must be crazy to think about buying different sized furniture and planning to move stuff in and out of the room when most of the time it'll just be a baby room.

@MrsCB: Oh, that is kind of odd. Hmm....could you maybe put a day bed w/ trundle in the guest/baby room? Then when your parents visit they have a bed & baby can sleep with you. When they are not there, baby can go back in the room & you would have a place to sleep in case of an especially fussy night?

@MrsCB: I've seen people turn rooms into a combo guest room and nursery. Would that be an option?

We don't have guests super frequently, but I think we will have more when we have kids. My parents live about 3 hours away and I think they'll want to be visiting a lot more once we have a baby.

So there are a couple problems with making the loft the guest room. One is that it's only accessible via the master bedroom, so there's not a lot of privacy. That's fine if friends come to visit, but will not be ok with my parents. Or us, really.

The 2nd problem is that my mom has really bad joints (both hips have been replaced, and needs both knees) and is not so good with stairs. It's already difficult for her to visit us, but if we put the guest room another floor up, she wouldn't be able to make it.

Basically if we put the baby in the 2nd bedroom, we'll have to give up having a guest room. It could still be used as a play room, though. So we keep going back and forth on whether it's worth it to move everything around just so we can accommodate occasional visits from my parents.

I say stay in your room and make the guest room the nursery. Can't you use the loft as a guest room? I wouldn't want to go up and down stairs to use the restroom and do laundry.

Yup, I agree with everyone else. Stay where you are, baby in guest room, and then a guest bed up in the loft! Every family is different, I realize, but growing up we never had a guest room because we never had overnight guests! And if we did, well, that was what couches are for :)

For the few times a year that you would have overnight guests, the loft would be perfect. As a guest, I would even prefer that, it seems a little more private!

I'm with just about everyone else. I'd stay in the master with LO in the guest room. Turn the loft into whatever - guest room with office, rec room, etc.

I would make the loft a guest room. Fold out couch and whatnot. Depends how often you have people who stay over. And I agree that you could put the baby in your room for a couple nights if going through the nursery is an issue.

When the baby is older, i might consider moving the guest room to the loft and having lots of space. Although I hate dragging laundry up and down the stairs (our laundry machines are in the basement)

I would stay in the master and put baby in the guest room. Make the loft the guest room/play room. Can even get a Murphy bed to save space.

can't you make the loft the guest room? We have a 3 bedroom townhouse and when LMW came along, we got rid of the guest room after a LOT of debate. We have out of town family over all the time, but it's not worth compromising 365 nights a year of sleep for baby for a handful a nights here and there for guests. We put our guest bed in the finished basement, but my mom has a basement phobia so she sleeps on a raised aerobed in the living room.

I voted to stay in your room and put baby in the guest room. I don't really think the loft would go wasted, especially eventually it will be so nice to have a play area. I would put a guest bed (or pullout) in the loft and/or a small guest bed in the guest room. That way, if/when you actually have a guest, they can use the loft or the nursery. You can always put baby in your master for a night or two if you really do need the guest bedroom for guests?

how often do you have guests stay over? my main issue with moving the master to the loft would be having to go downstairs to use the bathroom & get to LO. seems like staying where you are & making the nursery in the guest room would be the easiest. you could make the loft a multipurpose room with a futon or other sleeping space for guests

DH and I live in a 2 bedroom, 4 floor townhouse. We've been debating forever what to do about bedrooms once we have a sticky baby. The master bedroom and 2nd bedroom are on at the 3rd floor, and there's a "loft" on the 4th floor. The loft is really big, and basically like a finished basement at the top of the house.

So our options are:

1)Stay in the master bedroom, put the baby in the guest room. In some ways this would be the simplest, but then we lose our guest room and have a ton of wasted space in the loft.

2)We move to the loft and put the baby in our room. This would give us a giant bedroom and still have the guest room, but we'd have to purchase a closet solution (like wardrobes at Ikea which would be ~$1k), and we might disturb the baby by going through their room. Also, the laundry is on the bedroom floor, so I'd have to carry laundry baskets up and down the stairs.

3)Put the baby in the loft, and we stay in the master bedroom. The problem with this solution is I'm worried we'd be constantly up and down 2 flights of stairs to the baby's room. But we'd still have a guest room and would only have to buy one ikea closet, instead of 2.

So what would you do?

Floor plans if that helps:
