<description>&#60;p&#62;@Anagram:  We were in this situation.  We changed the lighting fixture, replaced the mirror -- not as large as yours, but it had a big heavy overbearing frame -- and painted.  We also replaced our towels.  It looks so much better!  I will try to find a link to the fixtures we used.  I recommend looking up Ferguson if you want to shop for bathroom fixtures.  They have a great selection, much nicer than Home Depot.

&#60;p&#62;I would take out the big mirror and replace it with a smaller one, and put a medicine cabinet/shelving above the toilet. I personally am not a fan of open shelving above the toilet though. I would also see if the lighting could be changed and new paint. We did something similar in our old house.

&#60;p&#62;Frame the mirror in white molding.&#60;/p&#62;
&#60;p&#62;Since the mirror is so large I would add a piece of artwork over the toilet area that you can hang from planter hooks in the ceiling. &#60;/p&#62;
&#60;p&#62;Paint the walls one of the colors from the artwork in a very pale shade. &#60;/p&#62;
&#60;p&#62;Here's an example of hanging art from the ceiling vs directly on the mirror or stone in my case. Planter ceiling hooks &#38;amp; fishing wire.&#60;/p&#62;

1. cabinet over the toilet&#60;br /&#62;
2. mirror ran all the way up to the ceiling to make it feel larger&#60;br /&#62;
3. put in recessed lighting instead of any light fixture over mirror&#60;br /&#62;
4. paint&#60;br /&#62;
5. extend the granite from the countertop over the toilet to create even more storage/counter space. &#60;/p&#62;

I can spackle holes, but professionals can get it so smooth. I also do my own painting, but I think I might hire out my kitchen job because I'm pregnant and I don't feel like I can safely move my own refrigerator right now.

Changing the light fixture would be cheap, but you will likely have to repair the wall (same if you take down the mirror. For above the toilet, I installed glass shelves instead of a cabinet because the cabinet made things seem so dark in our small bathroom (it's only 4' by 5').

Maybe paint the vanity, or get a new counter top for it. Paint the walls, and you could also get new sink fixtures. Also, a new shower curtain.&#60;/p&#62;

But how is the mirror attached to the wall... if its glued you may be opening a huge can of worms by needing to repair the wall surface underneath. you can also paint the walls a color that compliments the tile and going the more decorative route by just updating the shower curtain, towels, art, or at a shelf w/ decorative items

<description>&#60;p&#62;This is not my real bathroom--I found it online, BUT our bathrooms are both really similar to this.  How would you update a bathroom like this on a budget?&#60;/p&#62;
&#60;p&#62;Our bathroom also had a giant builder-grade bathroom and no storage above the toilet (for towels).  If you were a potential future buyer, would you prefer a smaller mirror just over the vanity and a cabinet above the toilet?  Or would that make a small bathroom seem more crowded?&#60;/p&#62;
&#60;p&#62;I think the easiest fixes would be changing the light fixture and framing the mirror.  But my second thought is to take down the mirror entirely and replace with a smaller mirror an a cabinet above the toilet.&#60;/p&#62;
&#60;p&#62;WWYD?  What small (cheap) changes will make the biggest impact and look more modern?
