@shellio: with our home there were inspections along the way so the final one was simply a formality...

I think they are building a custom home, and they were kind of strict with us on some of the negotiations so I'm sure they are on top of their contractor/builder/etc. I figure there could be minor delays at any time but I'm really hoping they will tell us soon that they'd like to close earlier!

@Mrs. Pickle: Ah the inspection didn't even cross my mind... but of course it makes sense that they couldn't even complete the inspection until the house is totally done.

I think things can pop up until the end, but if you are only 6 weeks out and as you get closer the chances of that gets less and less... Although this assumes they communicate well with their builder and their builder gives them realistic timelines...

Things can pop up in the final days unfortunately. They can go for their inspection and find mistakes or things forgotten. We recently had a client at work who's house was painted the wrong color. They found out a couple days before scheduled completion when they randomly drove by the site.

How late in the game do you hear about delays? As background - we are under contract to buy a house, the current owners are having a home built that is due to be done August 1 but we have a Sept 1 closing scheduled. We would love to move in sooner and I'm really hopeful that their new home is finished August 1 and they are open to closing mid-August after a couple weeks for moving etc. Since we're 6 weeks out from their scheduled completion, would they know by now if there were going to be major delays, or do things continue to pop up until the final days?
