I would ask for him to provide window units. Or that I would buy a few and have the deducted from the rent. I hope it gets worked out soon for your family!

I've asked for rent's deduction (figured out per day rate) when I didn't have running water. Where I live, you have to show that a place has conditions that are basically unlivable, a risk to health--like rats, black mold, no running water--to be allowed not to pay rent.

IDK about concessions, but I think it's fair to ask for an amount equal to getting temporary AC until it's fixed (window units, movable unit, etc.) We have a tenant too and it's always expected to fix things ASAP. I think in your heat, a couple of days would be reasonable. 2 months is not reasonable.

It's kind of hard for me to understand, here in Oregon where most people don't even have ac. But think about it like heating - that's just expected and totally nonnegotiable. I'd certainly feel entitled to ask for something to deal with it. Maybe your landlord would buy/rent you enough portable units to cover the apartment?

I'd probably ask for a temporary portable unit to be brought in at his expense if they still predict that it will be a while before the issue is corrected, and a retroactive 5-10% reimbursement depending on the cost of your rent.

Seeing as how he has tried to remedy the situation, I might ask for him to purchase some window units to use until it is fixed. Though a reduction retroactively would be fair too--not sure how much. We were out of hear for several days and our landlord brought by several space heaters while they tried to fix it. We really appreciated that.

I think it's fair to ask. I'm curious as to how many visits you've had from a/c guys and why it took so long to figure out. Regardless, time spent with/waiting for repairmen=less productive time for you, plus your quality of life.

I would start by asking 5-10% off your rent those 2 months. Alternatively, did you buy any fans during this time, or anything else cooling-related you could ask the landlord to reimburse you for? Good luck!

@mrbee: what would be the cost of having to purchase window units to cool your home?

Lets say you'd need 4 window units -- one in your living room, and one for each bedroom, and each unit cost $100. I would ask for a $400 concession, total, to cover your cost of cooling your apartment.

i would try to figue out how long of that time it's been negatively impacting your quality of life and ask for that percentage off. there's really no harm in asking- your apartment comes with a/c and it's not working when you need it most.

@Sapphiresun: Yah that's the thing... at this point I think it's totally fair to ask for a concession, but I'm not sure what's reasonable.

It's greatly impacting the quality of my life, both personally (the kids aren't sleeping as well) and professionally (I work from home and my productivity has plummeted). Not sure how to put a price on that!

@mrbee: I think it's fair to ask then. It's been highs of 20 here for the last month here, and a couple of my friends were talking about having their AC on, which seems a little ridiculous. You obviously pay a premium (at least an AC unit is a very rare thing here - maybe not in your area?) to live in a unit with that luxury, which has not been provided for the last couple months.

I've done this before. We lived in a building that had a gym listed as an amenity, and it was being renovated for a couple months. I asked for a concession of the price of the cost of obtaining alternate gym facilities for that period and was able to get it. AC might be a little harder to pin down a fair amount.

@Sapphiresun: It's 10:30 pm here and 79 degrees outside (26 C)... 88 degrees inside (31 C). High of 95 degrees F (35 C) this afternoon!

Yes, I would. I'm also a landlord. The washing machine in my rental house broke, and I had a repairman come within 24 hours (who told me it was the motor and it would be almost as expensive to replace as buying a new one), and so I bought and scheduled an installation for a new one from afar....and had it all done within 1 week.

I feel like major appliances are part of a rental agreement, and should be fixed or replaced in a timely manner....and 2 months isn't timely!

I might, but only if it was really hot. If it's a matter of your apartment being a couple degrees warmer than you'd like, but relatively tolerable, I probably wouldn't.

I'd say if it's been consistently more than 25-28 degrees C, I'd inquire. If not, it's probably been a fairly comfortable, temperature without it?

Hhmmmhh... My immediate reaction was yes. But now that I read the details and see that the landlord has been actively trying to fix it all along I probably would not ask for a concession. It sucks for sure but it sounds like he is doing all he can to make it right.

...would you ask your landlord for some sort of rent concession?

The thing is, I really like our landlord and he's been trying really hard to get it fixed... but it's been a slow process to figure out what's wrong with it. We've had a number of visits from a/c guys, and only today did we find out what was wrong with the unit (a leak in the compressor Freon line that caused the unit to overheat and a few components to burn out).

If your apartment came with central a/c and it was out for 2 months, would you ask your landlord for a rent concession? If so, how much would you ask?
