<description>&#60;p&#62;@mrs. bird:  I figured out a strange quirk where the space heats up first thing in the morning if I keep the french doors closed...DH says it's because of the extra heat from raising the temperature from 65 to 71. I think I'm also going to get a small space heater to keep my feet warm when I'm at my desk! And change the window treatments from dark blinds to solar shades to keep the privacy but let in more light. &#60;/p&#62;
&#60;p&#62;Just an FYI...you might want to also budget for things the inspector didn't notice, too. Ours was thorough but he didn't tell us the front window frames were rotting inside from intense sunlight and rain was going right through. We were lucky to replace them just before the hurricane!

We actually have an addition missing insulation too (it was there but got soaked so previous owner ripped it out), but the rooms aren't as essential as a kitchen and bathroom so we were able to put off the work for a while. I can tell you from experience that the missing insulation makes the room cold. :( One of the reasons I wanted this house was because it had an office with its own sunroom! So I hate that I can never go in there. We thought about installing radiant heat flooring which could be one option for you, but it sounds like there are some structural issues if you wanted to live there long-term. The perfect house is out there for you somewhere!

All that means is that this isn't the right house for you, and your perfect house is out there waiting for you somewhere. We lost out on a few places before we bought our house, and I can't imagine living in any other home now. I definitely would walk away from that house, especially since you and your DH don't have a ton of construction experience, because those kind of projects quickly get out of hand!

However, maybe you could put renovating the crawl spaces on the back burner for now? Just tackle the ceiling in the master, get that done, and then save the crawl space renovation for a few years down the road? Living without a kitchen is super sucky, but you CAN do it. We had to do it before, you can either make a make-shift kitchen out of another room in your house or see if you can use part of the kitchen during the bulk of the renovation. Or you just eat out a whole bunch for a few weeks.

<description>&#60;p&#62;@Shutterbug:  i wish!  since it's a foreclosure, it's sold as is.  you can use findings as a negotiating point for the purchase price, but it is what it is.  if there was something pretty set in stone, like the cost of a boiler, or new flooring, then i think we'd be able to give them the price &#38;amp; use that to get the cost taken out of the house price, but because there is just so much unknown about it until we rip it open to actually do the work, we have no idea how much it'll all end up costing.

<description>&#60;p&#62;I'd be seriously fearful of taking that on if I were you. It sounds like such big projects and you'd be in a state of renovation for a prolonged period of time.  I'd only do it if you were absolutely sure that there was no other way to get your dream home.&#60;/p&#62;
&#60;p&#62;We were so patient and looked for 2 years for something that was just right.  We still have a couple of huge projects we're going to have to undertake, but they felt very do-able to me and not like a heavy weight on my shoulders.

<description>&#60;p&#62;@MerryC:  so true about finding more damage once you start opening things up!  honestly, if the problems were under a the living room or the family room, tearing those out wouldn't be the end of the world since they're kind of empty rooms without much as fair as electrical or plumbing, but the problems are under the kitchen and main bathroom, tearing those out completely &#38;amp; finding everything that could be wrong with under there is terrifying, not to mention having to put in a new kitchen and bathroom after dealing with the issues underneath!  and it's not like you can just be like, well ok, we'll just deal with it later, it's a kitchen!  you need to have a kitchen in a house.

<description>&#60;p&#62;@oliviaoblivia:  thanks, i did ask about that.  because we live in new england and it gets so cold, part of the reason we have basements is to insulate the home.  the kitchen is an addition that is almost floating, there's no real foundation/basement below it and it's just the ground under it with regular rolled insulation that is sagging and not in place to insulate the underside of the addition.  so there is moisture in there that has caused rot in the underside of the floor that needs to be addressed and you really need to put some support (plywood or even chicken wire) to keep the insulation in place so it can try to keep the underside warm so the pipes for the sink in the kitchen don't freeze and to keep it dry so the floors don't once again have rot below them.  basically, they did a crap job on the bottom of an addition but since we can't fix it from underneath, we have to tear it all down and do it over correctly which could end up being more costly than the addition was when they first built it!

Do you know why the inspector didn't recommend blown-in insulation? If the crawl space is too small for a laborer to install traditional batt insulation, blown-in or foam is usually the remedy, not replacing the kitchen.

But if you're willing to take on the work and do it piecemeal (of course you'd need to deal with the roof and the ceiling immediately), and you could get it cheap enough, it could be worth it. One recommendation, I would definitely suggest having a separate roof inspector examine the roof. The last thing you want to do is move in and realize you need a whole new roof. It's been our experience that the inspection company can only be so thorough, we found out after the fact that we will eventually need to replace all the electric in our house, the finish work was done sloppily and is now falling apart, and lots of the work was half done -- this was after the inspectors did a second inspection and gave it a clean bill!

<description>&#60;p&#62;I am so sorry!  I know you were so excited about it!  I also get emotionally attached to houses, I did the same thing for our house.  But it's good that you can see that's a lot of stuff to handle:(  I will say that our inspection said that we had a couple of areas on the roof that needing repairing, and we also knew there had been some damage due to Hurricane Wilma.  We have since found out, 2 years later, that the roof actually needs to be replaced, and we have continued to make repairs on it as needed, but DH said that he wishes he would have had a seperate roof inspector look at it before we agreed to buy it.  Ultimately, since this house will be a rental once we move into our next home, we will end up being forced to replace the roof, which will cost at least $20K.  So I'm not trying to scare you, but roof issues are scary and can mean a lot more money than meets the eye:(  We actually decided to build our next home just to avoid getting caught in some of the situations that we got caught in with this house and not realizing the degree that some of the repairs needed.&#60;/p&#62;
&#60;p&#62;We have a pool, and it was totally black and non-functional when we bought the house, and DH had a pool inspector come in and they told us all of the things (like a new pump system) that would be needed, and we were able to negotiate adding that stuff in to closing - like the seller agreed to pay $5K toward closing to cover all of the pool costs.  So there is something to be said for getting your own inspectors before making any decisions, but is sounds like all of those repairs might be overwhelming:(

Especially since once you start opening walls, ceilings, floors to fix known things, there's almost certainly more damage hiding, or plumbing/electrical that need to be brought up to code.  You always hold your breath at the inspection, but it's such a disappointment when you find major things :( Hang in there, I'm sure you'll find the perfect house soon.

<description>&#60;p&#62;this morning was our home inspection, it didn't go so well =(  i tried not to get attached to the house before things were all finalized, but it's hard not to.  we were looking for a house that needed some updating, because it would be in our price range and it would be a chance to make it our own.  but this foreclosure may be than we can handle.  &#60;/p&#62;
&#60;p&#62;the roof needs some spots repaired, the ceiling in the master bedroom needs to be torn down and replaced because of water from the roof leak, there is no basement under the additions just 2 crawlspaces that need to be reinsulated, but they are too low to the ground to do it from underneath, so you have to tear the entire kitchen &#38;amp; a bathroom out, redo the insulation, put in new floors, then put a kitchen &#38;amp; bathroom back in.  there were a couple small things that weren't done ideally, but could be lived with.  &#60;/p&#62;
&#60;p&#62;as much as i love the house, i just don't know if we could afford that kind of work.  i guess we have to get some estimates and crunch some numbers.  i guess on a brighter note, i don't think anyone would want to deal with this amount of work so maybe we could be it for super cheap, and there is a portion of the land that we could sell to fund the repairs on the house, but we'd still need the $$$ upfront to be able to carry it until then.  sigh.  i'm really disappointed =*(
