Yup, where I live those would have to be fixed. But do a walk through so it can be discussed!

@StbHisMrs: I actually mean doing a walk through now. You can explain what repairs you are working on and give them a chance to indicate anything they expect you to cover. If you disagree you can work it out now before you move out. That's what we have done and it worked very well for us.

@Alivoo01: @BandDmommy: @Reese: @sunny: @birdofafeather: The screens are loose in two windows, and two are missing, the frame of one was really bent when we moved in, and we tossed it after it fell out.

The faucet handle for the hot water just fell off, I'm sure it's a cheap one knowing the landlord. Anytime anything quit working he'd replace it with something used, IE the dishwasher (3 times!) and the garbage disposal twice.

This home was built in 2007 by the highschool construction class, the landlord use to be the teacher.

@mrsrain: We did a walk-through on our own when we moved in, I gave it to him but he didn't sign it. I noted everything that was missing, scratched, or not working.

@yoursilverlining: The only thing that was maliciously damaged was the door to my son's room. He kicked it, and that is being replaced. Anything we've accidentally broke we've fixed or replaced. The faucet is weird though, and the screens I think are just worn out and old, we didn't rip them.

If you've been a generally decent tenant for the past nearly 5 years and the screens were there before you moved in, I'd totally eat that cost as a landlord and figure it was normal wear and tear. If the screens were cut/slashed or maliciously damaged (versus like just worn looking or "loose"), I would have an issue though (but wouldn't expect you to fully cover the costs to replace).

Probably the same with the faucet. Some faucets are cheap and are bound to break after a few years. It's not a super costly replacement, and again, if you were a decent tenant, I'd probably eat that cost as well.

i mean, after 4.5 years, i would think those would be normal wear and tear depending on the issue? i would disclose sooner than later though to be sure!

Ditto on what is wrong with the screens?

The faucet seems like it would be your responsibility. That doesn't seem like normal wear and tear.

I would need more details. What is wrong with the screen/faucet what does do they look like?

What's wrong with the screens? Have you mentioned to your landlord the faucet? I've never heard of a faucet just breaking off as part of normal wear and tear.

Not a landlord, but in my past rental experiences it is best to disclose such things right away. At our last rental we completed a preliminary walk-through with the landlord. She pointed out a couple of things she felt were our responsibility, which gave us the chance to rectify them to ensure our deposit.

Window screens are probably landlord, but also depends on what the damage is. Is it missing or just bent or ??? Faucet would be you since it was there and functioning when you started renting the place.

We've lived in this rental for 4.5 years, we're closing on our new house next week.
There are a few things that my teenage son did that we'll/he'll be fixing, then there are some things that are broke just from wear and tear.

My question is who is responsible for fixing the outdoor screens which are original and worn out (8 years old).
A handle on a bathroom faucet just broke off, so the whole faucet needs to be replaced.

I'd like our deposit back so we'll do whatever we need to do, but would also like to spend as little as possible since we just spent a bit on the new house

I feel like this should be in our rental agreement but I'm not seeing anything.
