<description>&#60;p&#62;My father has been a landlord for years. He owns an apartment building, and he has several tenants. There is only one furnace though with individual control units in each apartment (that I know of). Obviously they're complete strangers and will not meet each other to chip in to fix the issue. When renting, you are paying for a fully functional apartment/house. Not something that needs to be fixed, especially something so drastic as a furnace. Most apartments won't even let you paint your walls, so I'd be pretty miffed if I had to foot the bill for a busted furnace. That's 100% the landlord's job. My dad has properly maintained the building, including repairing the steps, cracks in the walls (it's a very old historic building), and everything else that needs to be fixed. There was an issue with the plumbing. The tenant didn't call a plumber, she called my dad and he had it taken care for her. That's what being a landlord is all about.

<description>&#60;p&#62;I just had this same experience.  We just moved in a couple of months ago and I noticed the furnace and the closet it was in we're filthy!  The landlord dropped off a whole pack of replacement filters and also offered to have the blower wheel cleaned which was almost $600 from the company we had an estimate from.  I'm not sure if this is the norm though.  I would say that the filter should definitly have been changed before you moved in but if you can't prove it was dirty then, I'd go ahead and purchase one myself.  The company that did ours recommended changing the filter every 3 months.

<description>&#60;p&#62;It is lease-dependant.  The lease for our renters says that they are responsible for replacing/maintenance of usage items like a/c filters, etc.  If there is an issue with the house itself, or the appliances, we are responsible for that.  Also the pool - usage is covered by them.  It's a saltwater pool but the filter still has to be cleaned and our renter had a pool company come out and clean the filter once to the tune of $100 (it takes 20 minutes to hose off) and the renter tried to pass that over to us, but it's their usage that's dirtying the filter, so they are responsible for cleaning it.  We can't help that they wanted to call a pool company to do it, so we had to refer to the lease to show them they are responsible.  It should specify in  your lease as well.&#60;/p&#62;
&#60;p&#62;ETA:  It's a house we still own in FL, so there's no furnace- a/c is the only thing I have to compare it to but I'm not sure how similar that is...

I'll check our lease, I'm not too concerned since it isn't a big cost, I just got to thinking about all the things he didn't do at move-in that we've since done.  I do know I made a mistake by not checking the filter and that it affects our heating bill.  I couldn't tell you for sure if my Husband ever changed it, that's possible..&#60;/p&#62;

<description>&#60;p&#62;We have our furnace serviced annually and are responsible for all furnace maintenance, including changing the filter (or, most often, the cost of the filter and our tenant just changes it herself). I personally would rather my tenant not mess with the furnace or any other large ($$$) item in the home, even if that means I pay out a little more in covering parts and service call costs. I feel like we are probably in the minority on this though, and it is often the responsibly of the tenant.&#60;/p&#62;
&#60;p&#62;Stuff like regular maintenance (ie weather stripping, door pulls, etc) is the responsibility of the tenant, with no reimbursement. &#60;/p&#62;
&#60;p&#62;I would check your lease though, for sure. And I wouldn't just start deducting rent. Talk to your landlord first for sure!

<description>&#60;p&#62;check your lease - our leases with our tenants say they are responsible for changing the filter... but we do sometimes buy filters when they're on sale and leave them in apartments next to the furnace for them to replace when they should.  &#60;/p&#62;
&#60;p&#62;Changing the filter helps with YOUR heating bill... so it's to your advantage to get it changed.  The landlord doesn't care so much if the filter isn't changed, because it's not their heating bill.  It could affect the life of the heater, but not significantly.  Also, it could help with your allergies and air quality which the landlord also doesn't care about.

In our rental, the tenant is responsible for maintenance expenses up to a certain amount- $100 I think? which is specified in the lease. So small things like doorknobs or whatnot they are responsible for, but if a $500 expense comes up, the tenant pays the first $100 and we would handle the rest.

We've replaced a few things but I'm tired of doing all the maintenance (small things that were missing when we moved in,  replaced missing knobs on closets, weather stripping, screens etc..). He never reimburses.  I checked the furnace filter yesterday and it looks like it hasn't been changed since the house was built ('07), I never thought to check, my mistake.  I went looking for one and it's an odd size that isn't carried locally.&#60;/p&#62;
&#60;p&#62;My question is who is responsible for furnace maintenance?  How often do you check/replace the filter?
