Good luck with the reno! I think it was a good idea to find temporary housing. We redid a bathroom in our old house and had electrical and other renovations in our current house and stayed with my mom for all of it. Way too dangerous to have the kids living there!

Thanks everyone for your input. We decided to rent a nearby apartment for 18 weeks and I will be on the GC to complete the majority of the work well within that period.

The cost of a short term lease in a new complex is astronomical (they add a $600 monthly premium, or penalty I should say, for short term leases). So I had to say goodbye to the built-in office for the new loft, but our health and mental well- being are far more important.

Just hoping there are no big surprises when they start opening up the walls

MOVE OUT! We are currently renovating our 2 bathrooms (1 at a time) and, knock wood, the renovation is on schedule, but it's still kind of a nightmare. We still have access to our kitchen, living room, playroom, and both bedrooms, but just having the paper down, tools in the foyer, and dining room all covered with plastic is stressing me out. It's freezing here and I still have to find out of the house activities for us to do every morning and afternoon.

If there is a way you can move out for at least the kitchen and baths, and then stay in another bedroom while the master bath/loft is being done, that could be a compromise.

My husband is an architect, and he hates it when clients stay in the home during a renovation. You'll need to pay more hours to the architect and/or contractor to juggle around your needs while in the home. Some tasks won't be done in the most efficient way or order due to the home being inhabited. And every little setback (there are always some) seems to stress clients more since they are literally living through it.

Also, if you move out you can keep your things and kids safe from the endless dust.

I vote move out. I feel like it would be too stressful and possibly take longer to get things done with a family in the way.

My parents gutted their entire first floor, which included their master. They just moved all of their stuff upstairs and put in a make shift kitchen. It wasn't too bad, though my mom hated washing the dishes int he basement laundry sink. Also, they didn't have kids. So I"m probably not too much help here. . .:)

I would budget for 6 months in an inexpensive rental as part of costs. Things always take longer and cost more so I'd rather have that in the plan to start with as it sounds like it's gonna be a lot of your home!

We are doing our kitchen and bathroom right now. Total gut reno. We've set up our makeshift kitchen, we have a second bathroom in the basement and we're trying to make it work. It is dusty, even with plastic up to protect there's a fine layer everywhere, but now that demo's done it should be a bit easier. We have to carry DD to the basement since the floors are ripped up, we have limited meals with a hotplate, microwave. It's only going to be 6 week (hopefully) so we're making do. You're sounds a bit more extensive so it might make more sense to move out.

I have a friend who was in a similar situation and they elected to stay for the bulk. It took about 6 months to finish everything and they left a few times, a week once or twice and a few couple of day periods. They used heavy plastic over the doorways and even put up a fake plywood wall in one place to keep the dust out. They moved the fridge, coffee maker, a water dispenser, a microwave and a hot plate to the living room and set up a make shift kitchen. I believe she got an air filter too. They left when it was going to be especially loud or when there would be anything smelly/toxic like when the floors were being refinished.

In their case the bathrooms weren't being done at the same time, they did the kitchen, dining room, basement and roof at once and then a year later did the bathrooms. Her mom had plenty of room for them and lives pretty close but too far for school which was tricky.

Without question we would move out unless you have a basement ( or seperate area) with a bath and can put a fridge with you.

If you can swing it I'd move out.
Construction is messy. Tools are dangerous.
It'll take a lot of time for the crew to pack up everything every night. I'd prefer they use that time working.
We've lived through some big projects with one kid and it sucked.
Not having a kitchen or bathrooms is bad enough, but having dust over everything literally everything was my breaking point.

If you have 2 small kids (2.5 and 4.5), and were planning a huge remodel of your home (new kitchen, new baths, reconfigured master bath, new loft addition, all new interior paint, new doors and trim, new baseboards) - what would be your criteria for moving out for the duration?

On one hand, paying mortgage and short term rental rates would be astronomical. On the other hand, I worry about our physical and mental health living in a construction zone for 4 months.

Any advice? Any experience and recommendations/regrets?

For those of you who did move out during a remodel, did it seem like the project moved along more efficiently (because the crew didn't have to clean up every day, could schedule a lot of work sumultaneously)?
