<description>&#60;p&#62;We purchased our Forever Home Fall of 2016. Right away we had to do some major repairs. I am an architect, but most of our large repairs have been above and beyond the scope I am willing to handle. But I am working on some designs for major renovations for my parents house for them!&#60;/p&#62;
&#60;p&#62;1st up was a leaking master shower. We choose to hire a contractor due to plumbing being involved. The scope included: removing cracked tile, mold covered backerboard and drywall, new wall studs, new shower pan, new tile, new plumbing fixtures, new floor tile, new faucets, new shut offs, and subfloor replacement, and wall paper removal (only room we hired someone to remove in due to the moisture and mold) - cost around $3500. See the picture (hard to get a good shot!).&#60;/p&#62;
&#60;p&#62;Since we have moved in (its been 8 months) we have completed the following for reference because I am always curious on what people have to pay:&#60;br /&#62;
(Mandatory)&#60;br /&#62;
New Roof + Replace skylights - $9100&#60;br /&#62;
New electrical Panel - $1500&#60;br /&#62;
Septic Cleaning - $200&#60;br /&#62;
Repairs to master bath - $3500&#60;br /&#62;
Remove 2 large dead ASH trees - (1 free - the 2nd was $500)&#60;/p&#62;
&#60;p&#62;(Not mandatory but makes a huge difference)&#60;br /&#62;
Remove all wall paper (8 types, 8 rooms)&#60;br /&#62;
Paint 50% of interior of home (walls)&#60;br /&#62;
Paint 50% of interior trim and doors&#60;br /&#62;
Replaced all outlets and swtiches as each room gets painted&#60;br /&#62;
Replaced all door hardware as each door gets painted&#60;br /&#62;
Repaired Pool Heater+Pump&#60;br /&#62;
Lawn Mower purchase&#60;br /&#62;
PLUS PLENTY MORE....oh and DID i mention I am due in 2 weeks with our 1st baby? I think we are masters of nesting!

<description>&#60;p&#62;We added on a 1-1/2 car garage to the basement, with 800sf kitchen/dining/entryway above, a deck, and then redid the living room. This included new windows, roof, and siding on the whole house.&#60;br /&#62;
I believe we started the process January 2014, work started April 2014, and it was FINALLY done in November. It took way longer than planned, and a lot of the hold-up was because of our electrician.&#60;br /&#62;
Cost was around $85k for all, we went with the cheapest contractor b/c my DH used to work for him, and DH did some of the work himself which kept cost down. The highest bid was in the 100's. We have laminate flooring/countertops as well to keep cost down - we can upgrade those later on.&#60;br /&#62;

&#60;p&#62;1) What was your project?&#60;br /&#62;
2) What was your timeline?&#60;br /&#62;
also - if you want to share the cost of your project great - I know people out there are inquisitive like me but have no idea what things can cost!&#60;/p&#62;
&#60;p&#62;DH and I have basically decided that our home is our &#34;forever&#34; home...which means a major renovation is in our future.  The biggest items for us is adding a 3rd car stall and expanding the kitchen/great room area - which means adding square footage.&#60;/p&#62;
&#60;p&#62;Just wondering how far in advance you started planning?  When you engaged a contractor or architect? When you got started and how long it took... :)  Lots of questions!
