Oh my gosh! Noooo!

Is the new roof under warranty? It might cover the damage?! I'm so sorry!

@coopsmama: hopefully they will realize with the big storm it may have just been a fluke, and since you will have time to repair it should be good!!

Right before we bought our first place there was a massive storm and we went to find an inch of water in the basement we were planning on finishing!! We still went ahead but it was a bummer!

This may actually have been a blessing in disguise. Can you imagine if this happened just after they bought? And then they made a big stink? It happened to someone close to me and they lost a big lawsuit because she should have been reasonably expected to know about the problem (even though she didn't). It was such a night mare!

@coopsmama: The buyer has been easy going so far, I'm sure his disposition will remain especially since you're fixing it. :goodluck:

@psw27: Yes, to avoid a lawsuit down the road and there's that whole clear conscience aspect. Thanks for the sympathy.

@.twist.: I heard back and thank goodness but last minute the buyer requested an extension because he had added his parents to the loan and that live out of state and there was a mix up with paperwork so they requested an extension to the 16th!! Thank God. So we will disclose and that also gives us more of a window to get this repaired. Granted, buyer could walk because of this still but I'm staying positive now having heard about the need for an extension on their end.

Ugh, so frustrating! Do you have to disclose it to the buyer? Not that I'm saying you shouldn't, just out of curiosity!

If you've read my posts before, you know I live in a 1950's home that does not work for our current family size. I've posted a lot about it but the short run down is we put the house on the market in November, got a good offer, put an offer on a brand new home and it was accepted, and then my neighbor tried to derail our plans by chopping down our giant maple haha and leaving a mess all over our backyard which we were able to quickly clean up and thankfully did not affect our buyer's decision. We also put 5k into repairs from the inspection for the buyer.

But our streak of bad luck continues! We are set to close TOMORROW on both homes and I went upstairs to pack a closet up and low and behold there is a six inch square of wet drywall in the ceiling of the closet. We have had a snowstorm and rainstorm of epic proportions the last few days and the leak is right by the flashing for our fireplace and since we have a new roof it's probably faulty leaking flashing. But still!!! This could cancel the deal entirely and either way we certainly won't be fully moved into our new home on Thursday like I was anticipating.

I called our agent and am waiting to hear back. I'm so frustrated and mentally drained from this process. There are no words. :(
