<description>&#60;p&#62;@mrsrain:  @MamaBear87:  We are getting ready to leave this place. We have secured a new place as of feb 1st. So we just need to get to then.  I was traveling from out of town today back home. DH called and left a message on Sunday that no one would be home until the afternoon and the dog would be home alone until then. They generally won't come in because of the dog unless we are home because they came in once without notice and she was out. Apparently she scared them. The maintenance men refuse to come in now unless she is penned up.

<description>&#60;p&#62;@MrsRcCar:  look into tenant rights with regards to the water heater, etc. there are usually specific guidelines on how long they can take to repair things. As for the random inspections.., nanny cam? That would make me pretty uncomfortable, too, especially given their track record.

It took more then a week to repair our furance because they couldn't be bothered to even come look at it. (I was home the whole time) Our water heater is still broken. (Been broken since mid December). Plus a bunch of other things are busted that they always say they will be right over to fix and never show up. 😒

When I call for a time frame they simply tell me between the stated times on the notice. Nothing smaller. &#60;/p&#62;
&#60;p&#62;@sunny:  This place hates to fix anything. It's like pulling teeth to get them to fix anything. It took more then a week to have our furance fixed. It wasn't heating. So I already question their legal knowledge as it is. 😒

<description>&#60;p&#62;It does seem odd that they'd just say &#34;we'll be back to fix everything we find wrong&#34; since most management/leasing companies try to do as little as possible until a tenant complains. Are they trying to sell the property?&#60;/p&#62;
&#60;p&#62;The legality of the letter/entry will depend on your state laws.  IANAL but I would imagine that most states allow management/landlord to enter the premises with adequate written notice.

<description>&#60;p&#62;Our property management group does this once a year, for them its just a normal inspection. It usually takes about 2 min, they usually take a photo of each room and ask if we are having any issues. &#60;/p&#62;
&#60;p&#62;I'd be pretty skeptical about them doing them all the time. I always call and get an exact time frame that they are coming and make sure I'm home. I'd call and find out what's up if they are doing multiple inspections. &#60;/p&#62;
&#60;p&#62;Oh just re read the letter and the fact that they are randomly selecting places sounds really sketchy!
