There's absolutely no obligation to use her. I'm sure she'd like you to, which is why she's sent you all these suggestions, but if you don't love her, I'd say move on. If the realtor isn't out there working for you in your best interests and if you aren't comfortable with them, move on.

When we first started looking at houses, we contacted the woman who sold DH his house. She was thrilled he'd remarried, had a baby, etc and was excited about the property. She did a little research on it and came back with some ballpark figures on what we could list it as. When we told her we'd be renovating it and hoped to list it in August, we didn't hear a peep from her until August - and then again in December!

Needless to say, I was more than a little peeved. Not only was she supposed to be listing our house but she was also supposed to be helping us find a new house and she just completely ignored us. I guess she thought we weren't ready/not serious enough for her time. So we dropped her and went for a guy our loan officer suggested. He worked out great for a time but then he became really distant over a few weeks. Apparently we weren't moving fast enough for him either. While we liked him as a person, as a realtor, we weren't sold. So we dropped him.

Next guy we found was suggested by my parents. A good-old boy who had retired and was doing realtor as a hobby, basically. He was a perfect fit. He stuck with what we told him we wanted, wasn't trying to sell us into any other houses that his company dealt with, etc. and now we're working on getting our dream house!

So keep searching! The person you need is out there.

@Foodnerd81: gotcha. We looked for an exclusive buyers agent who was accredited as such- mommy brain and can't remember the specific organization. She specialized in first time home buyers and we had such a great experience either! I'd try to find someone you like better if I were you!

@scg00387: Yeah it's not that I necessarily think we can go it alone (although DH thinks we could) it's just that I don't know if we are tied to her or what. I don't know how this whole buying thing works!

I'm lucky. My DH's father is a semi-retired real estate agent! He helped us find and buy our current home, and didn't even charge us commission!

I think realtors commissions are covered by sellers?? We didn't pay ours! I don't think you have an obligation to use her to see the other property you found on your own though; if you're comfortable going it alone anyways.

How did you find your realtor? What's the deal with exclusivity with them?

We basically saw a place online that we wanted to see, emailed the realtor who listed it, and went to see it. She ended up getting more info about what we want in a place and has sent us a bunch of listings, and shown us a couple of apartments (she handles rentals too and we are looking at either right now). But, we never talked about commissions, never signed anything, and like her but don't exactly love her.

Just wondering what the norm is in this. We saw another place we want to see on Zillow today, nothing from her. Are we being jerks if we pursue it without her, if that makes sense?
