<description>&#60;p&#62;Just wanted to update - the day I wrote this I was in a full on panic. I must have refreshed realtor.com 50 times that day. &#60;/p&#62;
&#60;p&#62;Around 2pm I saw a house pop up that was perfect. We went and saw it at 4:30, and again the next morning with my husbands best friend who is a contractor.  It was instant love for me but my husband wasn't sure. We went back and forth for a day or two but ultimately made an offer.&#60;/p&#62;
&#60;p&#62;We're officially under contract!  :grin: &#60;/p&#62;
&#60;p&#62;Thank you to everyone who posted positive stories and encouragement :)

<description>&#60;p&#62;This was us exactly a year ago!! &#60;/p&#62;
&#60;p&#62;We loved our lil starter home, but once DS arrived, we knew it was time to upgrade. Our home was listed and sold within 24 hours at above asking price and the buyer wanted to close in 2 weeks! Say what?!&#60;/p&#62;
&#60;p&#62;Like you, we were scrambling to find us another home, preferably without moving a to temp home causing us to move twice, with a 7 month old! Fortunately, we did find something and I was busting my ass working with my tax accountant to get our taxes done in order to submit it for our loan documents. I was stressed beyond belief, but the loan from our buyer was delayed a week and we were able to close on our old home and new home within 18 days after selling it, and on back to back days.&#60;/p&#62;
&#60;p&#62;We're in love with our new home and don't have any regrets selling our old home. Although the location was to die for! If only we could afford our current home in our old home location... &#60;/p&#62;

<description>&#60;p&#62;We sold our house within about 2 weeks of it being listed last year and had 30 days to find our new house. &#60;/p&#62;
&#60;p&#62;The buyer was really eager, so there was no negotiating a longer date to closing or renting back (she was getting out of a lease)&#60;/p&#62;
&#60;p&#62;We ended up nearly driving our realtor mad seeing 7-10 houses a weekend before we finally did find the house we moved into. We ended up being lucky that it had just been listed, it was vacant, and the sellers were eager. We did end up being homeless for 24 hours between when our house sold and when we closed on the new one, so that was a bit annoying. We ended up having two storage units (one from staging and one from actually emptying the house) and DH moved all our stuff into the units himself to avoid paying movers multiple times (their storage rates were insane). &#60;/p&#62;
&#60;p&#62;It was a bit hectic for that month, but it all worked out in the end.

I'm not in the same situation, but I'm in contract on our first house right now and the day the sellers accepted our offer, they mentioned to their agent that they were concerned about picking a closing date because they hadn't started looking at houses yet - but within three days, they had an accepted offer in! &#60;/p&#62;
&#60;p&#62;Are you working with a buyer's agent? I'm not sure how it works in your area, but here, the buyer's agent gets paid by the seller so it wouldn't cost you anything, and our agent sometimes had a lead on something that was FSBO/wasn't on the MLS or just came on the market that day.

<description>&#60;p&#62;@Littlebit:  It sounds like we were in a similar situation two years ago. We listed our condo and got a full price offer at the first open house. It was crazy, but we managed!&#60;br /&#62;
I will suggest opening up the area where you are searching if at all possible. We considered several areas and didn't love any of the options so we reevaluated and found the town we ended up in. We absolutely love it here!&#60;br /&#62;
I will say that unfortunately we had about a month overlap between the two closings and DS and I stayed with my mom while DH got a cheap rental near his office but it's because we had to back out of a house after a really bad inspection. I don't think that is normal, so it absolutely can be done! Good luck!!! &#60;/p&#62;
&#60;p&#62;Oh and when I was younger, my parents sold our house and I think there was a little bit of time before closing on the new one because of some zoning hang ups and the people that bought our house let us rent it for a month. You can always ask about that too.

<description>&#60;p&#62;We sold our townhome in less than a month and I was anxious too in trying to find a new home, in a new district, and in the budget we were looking for. We toured several and wasn't feeling any. Also, the area we wanted to move was starting a construction boom and we could see that if we waited a couple of months, we could have more options and better choices. I also have to mention, the day we closed on our house, my husband also started a new job and he was going crazy with all the sudden change.&#60;br /&#62;
So we took a breather and moved in with my parents. I packed everything we didn't need for the next couple of months, put everything in storage in my parents basement, and moved in with our then 14 month old. My parents only live there partially so it was essentially an empty house. &#60;/p&#62;
&#60;p&#62;Best decision ever bc my husband got settled into his new job, couple of months later a new build started in an area that we loved. Lots were flying off before they were even put on sale be we were able to get one and essentially &#34;built&#34; a house. It did take about a year to finish up but worth the wait. Plus LO loves loves her grandma and grandpa and I think it's bc we lived with them for a year.

<description>&#60;p&#62;Mine isn't exactly a success story but might be helpful... we sold our flat and had an offer accepted on a new house toward the end of last year. Well the new house ended up falling through, leaving us about 2 months to find another one and complete. We found another one and all was looking good, but then the sellers had to withdraw as they couldn't get a mortgage on their new place. We didn't want to drop out of our sale, so we have just moved into a rented house for hopefully 6 months or so until we can find something to buy. Our flat sale completes on Friday, and our LO2 is due on Sunday! &#60;/p&#62;
&#60;p&#62;All that to say it has been incredibly stressful and everything that could go wrong has gone wrong... but it doesn't feel like the end of the world, we are settled now in a new place that has the space for our family, and we will be in a very strong position when we find the right place to buy as we will have no chain. Yes we will have to stump up the removal costs again in a very short space of time, but at least we have a place to call home for now :happy: &#60;/p&#62;

We ended up waiting on his financing before locking ourselves into our new house with an offer. Our buyer's mortgage nearly fell through a week before closing. Fortunately, he got it solidified and we moved. Keep looking for a house. We found our new house quickly with a great realtor. Nothing's set in stone until closing, so anything can happen. Just keep that in mind.

<description>&#60;p&#62;We sold and bought quickly, but since it was in different states the processes were very different and we ended up in the opposite situation you are worried about. We entered contract to sell our home and a few weeks later entered contract to buy one. The new home was in a state that actually protects sellers interests so the process went really fast and our sale dragged on for months afterwards since there were no laws to make our buyers close by a specific time. At least we always had a place to live but it was still very stressful $-wise carrying 2 mortgages for so long. Good luck!

Our &#34;rent&#34; to them was agreed to be the proportionate amount of their mortgage for 2 weeks.  Just a thought...get it in writing...we had initially talked about renting it back for 6 weeks - they verbally agreed - then changed their minds to 2 weeks.&#60;/p&#62;
&#60;p&#62;We ended up having an extensive reno at our new house so we lived with my dad for 2 months.  I too was worried about my DH surviving...it was ok because we essentially had a whole floor to our selves.  But we (as a family of 3) were basically sick for 1 month straight so my dad was happy to quarantine himself and leave us alone. ;)

&#60;p&#62;We listed our home in mid January and sold 12 hours after listing for over asking.  We only ever had the brokers open...which was so nice to not have to deal with showings.&#60;/p&#62;
&#60;p&#62;We had been looking at houses (and wrote two offers I think) prior but then really started to get active.  We ended up selling closing on Feb 27 and buying closing on Feb 28.  So we got lucky.&#60;/p&#62;
&#60;p&#62;That said...we rented our home back from the new owners for 2 weeks to help us get packed/moved/etc since I had a 5 mos old.  You could inquire with the new buyers about that?

<description>&#60;p&#62;Could you rent for a few months while you are looking? It might take the stress off of having to find something right now. I know moving multiple times is not ideal though. They love their new house.&#60;/p&#62;
&#60;p&#62;It's definitely doable, but it depends on the market in your area and what you are looking for. My SIL and BIL waited until their house was under contract before they were serious about putting in an offer on a new house. Their old house closed 2 weeks before their new house. They ended up having to put most of their things in storage and stay with family for those 2 weeks. It wasn't the most ideal situation, but it worked out ok.

<description>&#60;p&#62;We sold our home after about two months and had about 45 days to find a new house!  Surprisingly we did, in about a week and those people amazingly accepted our short 30 day closing.  &#60;/p&#62;
&#60;p&#62;So, it can be done!  It was stressful and we were lucky, but you can be too.  :)  Don't give up.  We love our house.
