I would ask for money off. We have a rental, and we've given money off the rent for hot water heater issue. Also, we are currently renters and asked for money off due to some issues with our current rental house. I'm not very good with conforntation, so I let my husband handle those conversations.

Having dealt with landlords and renting issues, I know the laws are tricky. I hate confrontation, too, so I know where you are coming from! My current landlord is great--she has offered to pay for a hotel for me when they've had to do work here. Last landlord, not so great.

I see it, however, as pretty black and white: you have a contract that the landlord will provide a place for you live. It's possible they have so much going on, they just haven't thought about pro-rating or some other compensation....or they are crossing their fingers that you won't ask at all! I would start by thanking them for taking care of the house before following up with asking for some kind of compensation.

I have found over and over that what I think might be confrontation often is not (although I still get so squirmy about it). I practice what to say beforehand. Someone once told me that in situations like this, it's good to say something along the lines of hoping you can come to an arrangement that is seen as fair for both of you. It's hard to argue with being fair.

Good luck!

@KatieW92018 Oh no, that is awful! I can't imagine that disaster with sewage! I think I'd definitely move out at that point, too.

@berdine @thehistoryofus That is a good point, maybe I can phrase it in a delicate way or ask for a moving stipend since our lease is up in a few months.

I know they've had to open an insurance claim on everything so maybe that will make giving us a few days off rent a bit easier, but I'm not sure if that claim will include all the money they spent before the big burst a few weeks ago. I hate any sort of confrontation and this is especially awkward for me :)

What about instead of a rent reduction, could you ask for like a hotel/furniture moving stipend? It may go over a bit better if they can claim it as costs for repairs rather than lost income.

Oh, and the downstairs bathroom was out of commission during this time. Not a huge deal, cause they have a master bath and a second bathroom upstairs, but it still was a point that they lost use of one of the rooms in the house.

My inlaws dealt with something similar...except it was a disgusting sewage issue. It happened right before Thanksgiving and my MIL was really upset cause her sister was coming into town and she really wanted to have a nice Thanksgiving dinner (who doesn't?). The carpet got pulled up, and the landlord was planning on putting down this fake hardwood floor. He said he was waiting on money from the city (who accidentally reverse pumped the sewage into the house), but MIL already got a check from them for damages to stuff that got ruined. Then, when they finally got the new flooring (landlord decided to do it himself), it stayed piled up in the dining room for eons until the landlord could find a weekend to do it. They didn't get it done before Thanksgiving, so the landlord brought over an area rug for the part of the house that was pulled up and gave my MIL a grocery gift card to pay for her Thanksgiving dinner. Luckily, her sister flaked out, and it was only me, dh and ds there for the holiday.

They finally got the floor done right before Christmas. FIL had to help him, though, to get it done by Christmas, and strained his back doing it. But, FIL also told him in the beginning of December that he wasn't going to pay rent until the house is fixed. He helped the landlord cause Christmas was coming and he didn't want my MIL to have to deal with another holiday with bare flooring.

DH and I don't think they should have paid the rent for December. But, they didn't want to turn it into a big battle. They're now starting to make plans for moving out, and my FIL says he definitely won't sign a new lease. Theirs was up in Oct, and he's gonna do month to month with this guy from now on.

I'm a landlord and over the summer had an issue with one of my tenants not having hot water because the gas wasn't working properly. We gave them $150 off their rent for the month (total rent of $920), but they never asked - we offered it because we wanted to maintain the relationship with the tenant and prevent them from moving out when their lease is up for renewal. It sucked for us because fixing the gas was expensive (as I'm sure all this water damage is for your landlord) and that was added expense on top of it, but having the tenant move out and needing to find a replacement is also an expense that landlords want to avoid. Loosing $150 to hopefully keep them happy was less expensive than loosing a month of rent while we show the unit and hope for someone new to sign.

It's very touchy to ask for rent off from a landlord, but maybe if you phrase it as a way to help you stick around rather than just MORE expenses for an already expensive time for your landlord then it will help

It doesn't hurt to ask. they're putting you out quite a bit, and though they're fixing it, they should compensate you somehow. Give it a shot!

Depending on which state you live in, you may be able to get your rent prorated for the days in which your home was inhabitable. CA has a law like that on the books. I rented an apartment and one month the water kept being turned off due to some plumbing issue. There were a total of 3 days that we didn't have water and so our rent was prorated for those days. I guess a line in to the house burst or something.

We rent our home and recently had some water damage due to a leaking (more like gushing!) hot water heater. It's been an ongoing issue since mid-December trying to find exactly what the problem was and our landlords (who are great!) brought in repairmen multiple times to fix the issue.

Turns out the issue was bigger than everyone originally thought and it burst a few weeks ago while we were out to dinner flooding about 30% of our carpet. They had the hot water fixed (for good!) the next day, but the carpet was still wet and obviously needed to be handled by professionals.

They brought out a cleaning company who had to pull up our carpet, rip out the pads below and run five huge fans 24/7. Also, since the walls had begun to wick up some water they poked holes in the wall to run air through them, too. That took 2 1/2 days and we had to stay with my in-laws during that time although *technically* we could have stayed home but it was super loud and all of our furniture was pushed against walls. NOW they've found out that they have to replace the carpet that was wet (it became discolored) and are going to just re-do ALL the carpet in the living room, dining room, hallway and one bedroom. Our house has been in disarray for a few weeks now and we'll have to move all the furniture out of those areas while they work.

Should we ask for some sort of discount on rent? They haven't offered and DH is pretty upset about it all. I was fine with everything until we found out that we'd have to move all of our furniture to replace the carpet. I'm not sure how I should go about asking, what would you say?
