&#60;p&#62;It's hard because we aren't actually going to do anything for a few years (until at least one kid is out of daycare), but we'd like to know approximate costs so we can start saving / know when the right time will be!

<description>&#60;p&#62;We had a builder come out and look at our house for a possible addition.  The builder we talked to also acts as a general contractor, but did have a degree in structural engineering so we felt comfortable starting there.  Otherwise, I would have had an architect come out.  The builder was a free estimate.

<description>&#60;p&#62;I think your best bet is to talk to a local architect first. They will know all the zoning requirements. How high you can build, how big and how far from your lot line, etc.

<description>&#60;p&#62;Has anyone had an addition built on their house? What are the steps you need to take / process you need to go through? I'm really not sure where to start!! We won't be actually building anything anytime soon but I'd love to figure out what exactly we want to do / if we can even do it on our property, so I'm not sure if we first meet with an architect or first talk to the town? &#60;/p&#62;
&#60;p&#62;What we are considering is a 3 story addition with the first story being a garage (our current basement is a walkout so thinking it would be level with that) or a 2 story addition with just a playroom on first floor and extra bedroom on 2nd floor.&#60;/p&#62;
&#60;p&#62;ETA: We currently have an addition with just a playroom, but would be tearing it down and replacing it with whatever we choose. The current one was built by the previous homeowner is SO bad / none of the walls are square / it's just really poorly done!
