I have built numerous times and different kinds of homes and builders (condo, custom, subdivision). We are closing on our newest one in just over two weeks. I'm in the middle of something right now but I wanted to post to remind myself to come back here and write a better explanation.

Built a custom home and it was the hardest, most stressful experience of my life. Usually a builder in a subdivision with a ready to go plan is much easier if you know what you want and are good with decisions.

Similar to you, we just started looking around in areas that we liked and found a builder, crunched the numbers and figured out that we could build new. We've been in our house for 2 months and it's been really good! The experience was good and I would recommend it to anyone. I agree that doing tons of research is helpful (but I'm a researcher by nature), so that you aren't surprised. While everything isn't perfect, it's a home that we got to pick out and build and we love that! I say go for it!

Our current house is a new construction and we are in the process of buying another new construction, which will hopefully be our forever home. I think if u are planning to only live there short term then it's not worth it to build but if it's a long term home then definitely! I say that because upgrades to the base price are $$$ and you lose some value to the upgrades when selling. Kind of like buying a new car vs used. But we obviously like the process enough to do it again :-) it's fun customizing your house. The choices for customizing are limited to an extent since floor plans are usually set already. But at least you can pick cabinet colors, flooring, countertops, etc.

If you own a home currently they will make you a contingent buyer. So you have to sell your home before you can close for the new home. One downside of this is that they want you to sell fast! Like our builder wanted our house on the market within 7 days of signing a purchase agreement, be in escrow within 30 days of that, then close 30 days after that. And usually there's still time left after that before your house is built so you have to either do a rent back or live somewhere else for a few weeks or months. :-/ we are trying to sell our current home but the market is slow! Hope that helps!

We built and it was an awesome experience. First, I did a ton of research about builders in our desired areas, blog posts, reviews, anything I could find. Then we took a look at the two developments we narrowed it down to and had the builder show us models of floor plans we liked. We talked over the process and how it would work.

It took us about a month to decide to do it and we got started right away. We picked a lot and started picking building extras (floor plan adjustments, extra rooms, etc.).

We went from a rental to our house so I can't talk much about that. However we found many pros to building: everything is new so you don't have to worry about repairs, you can customize the space to how you want it to be, from layout to finishes, it's fun to be involved in and see your house develop from beginning to end, plus we were super involved during construction so we know things were done right. The cons for us is that we had limited finishes to choose from, our house is kind of cookie cutter, and we have a small yard.

It can be overwhelming but it was awesome, I really want to build again in the future.

We want to move and have narrowed it down to two school districts and three towns. We don't have a time line and have been super casual - just looking online, making mental notes of likes and dislikes, wants vs needs and so forth.

Today we came across two new housing plans by the same builder. They're both in our two desired school districts and in the same price range.

Did you build? Where did you start? Weiterally discovered this this morning, aren't aure how serious we are about building, but are interested in learning more about the process, pros and cons, and how it works. We would have to sell our home, too, so I'm not sure how that fits in either!
