3.  Pack up room so only necessities remain.  You want it to appear as if there is lots of storage room

<description>&#60;p&#62;Nothing new - decluttered and deep cleaned - like cleaning every baseboard and window. &#60;/p&#62;
&#60;p&#62;Honestly, we like to get rid of stuff pretty often, do the decluttering wasn't a big deal - making what was left look nice and neat in place was the time sucker.&#60;/p&#62;
&#60;p&#62;And keeping dog hairs away!! Ugh - dogs don't mix with house selling

<description>&#60;p&#62;We took out all but the most important pieces of furniture. We didn't just declutter, we eliminated more than 50% of our stuff. Surfaces were all completely cleared and 1 or two neutral accent pieces were placed.  We repainted the dining room in a neutral color. We touched up any chipped paint, edges, floor scuffs. We replaced lighting with brighter bulbs. We added lighting in darker places.  We had a yard service come out and stage the yard.  We repainted the porch area and added flowers and other curb appeal items.  We then had our realtor come through and critique what we had done.&#60;/p&#62;
&#60;p&#62;She suggested adding a top down blind to the nursery because it overlooked a condo complex and a privacy screen on the fence between us and the nearest neighbor.  Our house went under contract in 21 days in a slow market about 9 months ago :)

-took a U-Haul to a storage unit w/any 'extra' furniture pieces and anything we don't often use (Xmas decorations)&#60;br /&#62;
-repainted all of the trim&#60;br /&#62;
-cleaned out the fridge&#60;br /&#62;
-organized all drawers and closets&#60;br /&#62;
-burned candles for 2hrs/day, never right before a showing&#60;br /&#62;
-fresh flowers&#60;br /&#62;
-CLEAN&#60;/p&#62;
&#60;p&#62;Our house sold really fast

<description>&#60;p&#62;We removed all photos that had people in them (partly for privacy reasons). It seemed awkward to walk into a house and see their family photo, because then it felt like it would never be our house!&#60;/p&#62;
&#60;p&#62;We also kept a new or very clean set of towels that we only put out for showings. It helped to arrange the furniture in each room in a way that looked pleasant/maximized space/made it clear what the room's purpose was! i.e., not showing a bedroom as an office.
