@looch: we only had it up for maybe a week at Christmas and it was set up in an open-concept hallway. What he did mostly was knock down he tracks and ask for help putting them back together. @MountainBaby: the play area is tiled and we have soft play tiles that it could sit atop. That pullout train table you linked to is a great price as I think the tracks and trains are included. Our sofa isn’t that high from the ground.
@Sams Mom: I can’t believe our kids are almost 3!

How high up is the bed or couch? Something like this looks nice and might be able to squeeze under something (10”) or you could leave it in the middle of the room like a normal table for now and move it under a bed whenever he graduates from the toddler bed.

https://www.amazon.com/dp/B01JTKQYQU

As for the floor, I think building on the floor works great unless you have cushy carpet. That makes the track pieces sit unevenly and can be frustrating (though my LO is still young, it’d probably be ok with bigger kids)

@Mrs. Lemon-Lime: Sam will be 3 in April just like your LO :) he doesn't build anything elaborate like the pictures on the box, but he puts small loops and runs together. He probably plays with his on the table more than the floor, but it's porcelain tile on the basement floor... So it's cold

@Mrs. Lemon-Lime: The tracks are just like little puzzle pieces... they sometimes struggled to put together a closed loop of tracks, but were able to string them together alright. The set configuration of the table was boring for them really quickly.

@kiddosc: we haven’t bought the table yet. Are they able to put it together on their own?

I would choose playroom where it can be accessed from all 4 sides

My kids do not play in their rooms and spend most of their time in the play room. If it takes up a lot of space, consider having a tub of tracks for your LO to build on the floor instead. My kids preferred building on the floor.

Honestly, if you don't already own a train table, I wouldn't get one. Our kids hated being limited by the space on the table and always had more fun with the tracks on the floor anyway. The table just takes up space.

Probably wherever he plays the most. We have our son's in the family room/play room up against a wall and he's never had a problem with access to only 3 sides.

Ok, for all my space-living threads about a month ago, I found a 1800+ sq ft rental.

LO’s bedroom will basically be about half its current size at 9 by 11. Taking up floor space in his room- his toddler crib (if he doesn’t grow out of it), glider & ottoman, and a repurposed to his room foyer table that has a bottom shelf.

The rental has a room that will be part home office for me and play room for him. In it, I was planning to put his play room couch, full size keyboard, kiddie table & chairs, and Kallax storage.

LO hasn’t played much with his train set because we had to put it away while the house was being shown. We are going to get him the Melissa & Doug train table so he doesn’t have to use it on the floor. FYI- all the cool under the bed trundle options I found were DIYs.

Based on how excited your kids are about their train set, where would you put it? In his room- may be able to access from 2 or 3 sides? Or in the playroom as a coffee table with access on all four sides, unless it makes sense to put it against a wall?
