<description>&#60;p&#62;So we caved and accepted their lower offer. I wouldn't have done it if we didn't live in such a small town.  I looked at the comparable and the closest house to us sold for about 15k less than our asking price.  Now that we have a inspection we have to disclose the inspection results to any other buyers.  Other homes in our hood have taken up to ten months to sell and I just don't have it in me to wait that long.  At this moment in my life, freedom is more important than $$.  I also realized that if these problems really are that bad we may have to fix them ourselves and I would rather pass them onto this buyer now than make the repairs and not recoup the investment in the repairs when we find another buyer.  Due to our neighborhood and our house layout and the market I feel that this house does not have the potential to gain value from upgrades.  Any upgrades we do would price the house out of the neighborhood.

In all honesty, that would be a big red flag for me, because a breach of that liner would mean 20,000 gallons of water in my basement, you know?

<description>&#60;p&#62;I agree that some people watch too much hgtv, lol! I feel like every transaction the buyers get the sellers to reduce the price, pay for closing and all repairs. That is not reality!&#60;/p&#62;
&#60;p&#62;And my friend went through this when selling her home. The buyers gave a long list of items after the inspection so she actually chose to walk away. She had another buyer lined up immediately and the first buyer came crawling back too!&#60;/p&#62;
&#60;p&#62;I am about to sell and am afraid of this. In my neighborhood it is still more of a sellers market since there is no inventory, but the real estate agent already gave us a list of things buyers will complain about.

<description>&#60;p&#62;@Mrs. Sketchbook:  We are supposed to be closing on our first house next Friday.  With that in mind, I think there offer is ridiculous, but you can just counter it.  We had very similar issues with our house:  Furnace and a/c until are super old and will likely die soon, so we ask for a warranty for a year; roof had a little damage, so they had specific repairs done to the roof, but not a new roof.  Then a couple of little things like the garage door sensors weren't working properly, which they agreed to fix.  &#60;/p&#62;
&#60;p&#62;I'd just tell them what you're willing to do and for what price and roll the dice.  They're probably just asking for a ton to see if you'll say yes.  &#60;/p&#62;
&#60;p&#62;For the record, I think the residential property transactions just are a beat down for all involved.  At least, that's my current thought, but maybe I'll feel differently after next week when God willing, we'll be owners instead of buyers.

<description>&#60;p&#62;OMG - reminds last year when we sold our house there were a few shingle issues, and the buyer's agent was trying to get us to call our insurance company and tell them it was damage from a recent storm to see if they'd replace the whole roof. We were like - hell no we are not going to submit a claim under our insurance when we don't think it needs a new roof!&#60;/p&#62;
&#60;p&#62;Stand your ground! It's scary to say no to requests bc you are afraid you'll lose your buyer but I bet it'll work out as long as you are reasonable.

I would counter but not agree to everything- serious bargaining should be reflected in his original offer, not sprung on you after an inspection if nothing major was revealed. A home warranty is a good idea (and like somebody else mentioned, I think my realtor asks for one in all contracts...so bonus that his didn't!).

<description>&#60;p&#62;My realtors always told us to ask for everything to be fixed (we went through this 5 different times, with 4 different agents). However, when we sold, our buyers only asked for two small items to be fixed (which was so nice) but we did pay all of their closing costs and we came down from the list price. &#60;/p&#62;
&#60;p&#62;If he's a serious buyer, he'll stick around. If you're a serious seller, I think choosing one of the three big repairs would be best.

<description>&#60;p&#62;Something similar happened after the inspection when selling our house recently.  We had a well-maintained 11 year-old house, and there were a number of very minor things that came back in the inspection report.  The buyer basically asked for all of them to be taken care of on our dime, including things that he marked as &#34;safety requirements&#34; that were not part of code when our house was built but inspectors now note (for example, having a built-in carbon monoxide detector).  &#60;/p&#62;
&#60;p&#62;Due to his attitude during the other negotiations, we were not comfortable doing any of the work ourselves, for fear that he would not find it to his standards.  So we offered a flat $500 credit towards closing costs.  He countered that it would cost &#34;way more&#34; than that, but didn't cite any actual estimates for the work.  We upped to $1k as our final offer, prepared to walk away if he wouldn't take it.  He did, and we closed 2 weeks later.&#60;/p&#62;
&#60;p&#62;I think some realtors don't do a good job prepping their clients on what is to be expected from inspection reports (e.g., what things should be fixed/compensated by seller, what things you should just let ride).  And I think some realtors or buyers just want to ask for the moon because why not.  I personally think that can backfire and taint the relationship with the seller...

<description>&#60;p&#62;@yoursilverlining:  Surprisingly, yes.  Also, warranties rarely pay to replace the entire AC unit.  Usually they will repair it until it's dead.  And when it does die, you get a limited amount - usually around $1,000 - $1,500 (stated in contract).  That's why a lot of people say warranties don't pay off after a year if you are specifically looking to replace something like an AC.  It's better to just save the cost of the warranty for when it eventually craps out.

I felt like I had bought the house &#34;as is,&#34; and not only survived in it but made some great additions (hardwood floors, etc).  Similar to what you said about the AC - my family was living in it perfectly fine, why is it not up to par for/with you?  I've yet to buy a house that doesn't have a questionable AC unit.

<description>&#60;p&#62;@swedishfish:  Lol @ House Hunters.  I think a lot of people watch those shows and that actually influences what people do! I don't think asking for closing costs is all that common here, although we did ask for some! But we also watched a lot of house hunters!&#60;/p&#62;
&#60;p&#62;@BakerBee:  Hilarious! There was a list of nit-picky stuff although nothing as ridiculous as that!  But one thing was to get a cover on the smoke detector.  Sounds easy, but the thing is wired in because it goes along with our home security system, so it is actually a pain in the ass to do; we would have to figure out what brand our security system is (it was installed by the previous owner....who got foreclosed on....and now we don't have any idea where they got the system), and I guess have them ship us a replacement.

&#60;p&#62;When we sold our house, the buyer asked for us to change a light bulb that was out (I don't even know if this was noted on the inspection or just part of her coming back requests?!?).  CHANGE.A.LIGHT.BULB.  She claimed she was newly divorced and had never had to do any of the maintenance work of a house.  I told my realtor that I was very sorry that she was in this position, but that my husband was not her handy man (this was big talk, though, as we did fix the light bulb in order to bulk up the items we were agreeing we would do).

<description>&#60;p&#62;@Mrs. Sketchbook:  we only asked for credits on the electrical panel issues that the home inspector noted.  Everything else was our territory to fix once we took possession of the house.  I've also never heard of any buyers here asking for help with closing costs.  I've only seen that on House Hunters.

<description>&#60;p&#62;@sunny:  I'm not sure what their cash situation is.  They are getting a conventional mortgage, so they are paying the 20% down.  But they asked for 4k in closing costs, which we said ok we will do, so that makes me think they are cash poor.
