Despite the Hurricane and 6 inches of rain we got on Saturday, we had 13 showings! We got 4 offers, all above asking price, and close on November 10th  :shocked: &#60;/p&#62;

<description>&#60;p&#62;I noticed out of place furniture whether that was furniture in a room that to me it should not have been in like a keyboard and stool set up in a dining room or an industrial desk in a bedroom. I also noticed bad DIY like paint, wall hole patching and light fixtures.&#60;/p&#62;
&#60;p&#62;A clean, decluttered that used the space well in terms of furniture placement helped me visual myself living there.

<description>&#60;p&#62;I bring my tape measure, I can't be &#34;fooled&#34; in terms of how big a room is and I have a good idea of how big certain items of furniture are...like I can tell right away what sized bed will fit in a room.  My &#34;thing&#34; is also overhead lighting, so if I walk into a bedroom, the first thing I am looking for is the light switch.  &#60;/p&#62;
&#60;p&#62;I really only notice dirt.  If the house isn't clean or smells funky, if there is a cat or dog in residence in a carpeted house, etc, I will most likely walk in and walk out.&#60;/p&#62;
&#60;p&#62;But this doesn't sound like your home at all, so what I'd be interested in are the big things, like the age of the roof and the oil tank (if used).  I wouldn't notice if the house smelled like chocolate chip cookies or the flowers in a vase in the bathroom because I trained myself not to get swayed by that.

&#60;p&#62;Things we did to make our house sell super fast: stage it (we removed half of the furniture and staged each room. You want one room to have one purpose. No multi-purpose rooms. If it is a family room, it is not also a play room. The play room is not also the office. &#60;/p&#62;
&#60;p&#62;Caulk over and paint any cracks in walls. &#60;/p&#62;
&#60;p&#62;Take down anything smaller than the size of a grapefruit. Great tip I got from a realtor. You want people to focus on the big picture, not small knickknacks you may have around the house. &#60;/p&#62;
&#60;p&#62;Take down most, if not all, of the family photos. &#60;/p&#62;
&#60;p&#62;Make it welcoming with a plant out front. &#60;/p&#62;
&#60;p&#62;Take everything off of your countertops.

I liked seeing people use the space well and having it simply decorated and pulled together looking. It smelling nice out at least neutral was a plus- overpowering air fresheners or general unpleasant smells like a litter box were a huge turn off. &#60;/p&#62;

<description>&#60;p&#62;I think the furniture/staging sells a house more than anything else.  Well, I mean, not more than the obvious stuff of making sure the place is clean, decluttered, and painted neutral colors.&#60;/p&#62;
&#60;p&#62;I honestly don't notice little stuff--it's the big stuff that makes or breaks for me.  Weird layouts, awful wallpaper, floors in bad condition, ugly kitchens or bathroom that I mentally calculate how much $$ it will take to replace.  Little things like a vase of flower I don't care about.

&#60;p&#62;We are leaving for 9 days tomorrow and putting our house on the market while we are gone! Hoping to have a decent amount of offers to choose from when we return (we are at a price point with very low inventory in our area in a great location...)&#60;/p&#62;
&#60;p&#62;We think it will sell quickly, but I am wondering if there are any little things I haven't thought of that we can do to push us to the high end of our price range. Houses here are actually sometimes selling for even more than asking price, and we would love to be in that camp ;)
