Counter: 105,000/no closing&#60;/p&#62;
&#60;p&#62;Sold. Our Realtor actually paid for the repairs because this process took ~4 months and we didn't even think we would get it until about 15 minutes before we signed the papers. We were sitting in his office waiting for them to call with the approved acceptance! Crazzzyy emotional roller coaster.

<description>&#60;p&#62;It depends on the situation.  I would say you can go fairly low with a house that has been on the market that long.  I read you can't expect them to drop more than 7-8% off the asking price though.  Our initial offer was 8.9% off asking price and they accepted our counter at 7.1% below asking price for our house.  It was on the market for a bit and they had already relocated so the house was sitting empty so they were motivated to sell.

<description>&#60;p&#62;We based our offer on what the comps in the neighborhood and area were. Houses for sale, under contract (used the listing price), and ones that were sold in the last couple months. Then our realtor gave his opinion and we just decided on a number that we were comfortable with. The selling realtor told our relator that they had received low ball offers and flat out said no, didn't even counter. So we knew that we didn't want to low ball too much. We decided to offer 6% ($24K) below listing price, settled on 4% ($16K). The house then appraised for 1% ($4K) less then asking, so we got a great deal. &#60;/p&#62;
&#60;p&#62;If the house has been on the market for that long without an adjustment, I would assume the sellers aren't willing or able to go down too much. That or they aren't super motivated to sell. I will say that it doesn't hurt to low ball though, they can say no. Then you can always resubmit another offer.

&#60;p&#62;If the sellers have not adjusted their price in 9 months….they might be firm and not willing to accept a lower offer than what the home is listed for. Maybe that’s what they owe on the mortgage, or maybe that’s what they believe the house is worth and won’t negotiate. People who want to move property are generally willing to lower the price more than 1 time if it isn’t moving at the original sale price. You can always offer less, but if they haven’t adjusted their listing price in that long; I wouldn’t expect them to accept a low offer. You never know though.

List price: $92,000&#60;br /&#62;
On the market: 2 months&#60;br /&#62;
Our offer: $88,500/closing costs/$300 in repairs&#60;br /&#62;
Their counter: $91,000/closing costs/$300 in repairs&#60;/p&#62;
&#60;p&#62;I thought our offer was pretty fair considering the work that needed to be done, but they were not motivated sellers so they wanted what they wanted and that was that. We ended up agreeing, and we are planning on closing at the end of February. Our realtor helped us come up with the offer, so I would consult them for help since they would know what is fair and reasonable to ask for.

<description>&#60;p&#62;for those who have bought (or are in the process!), how did you decide what to offer?  is there a rule of thumb as far as where to start?  did you take the amount of time it's been on the market into account when deciding what to offer?  &#60;/p&#62;
&#60;p&#62;if it makes a difference, the place i'm looking at has been on the market since last march and they haven't adjusted the price since the end of last april.  not a short sale or foreclosure.
