<description>&#60;p&#62;@Bao:   We had similar issues.. furnace and AC would need to be replaced in the next few years (original with the home). We have connections for that so it wasn't a big deal. &#60;/p&#62;
&#60;p&#62;I would check on what furnace &#34;service&#34; means... that could mean anything from replacing a filter to $$$. Regardless,  the issues that came up in your inspection aren't huge red flags, and shouldn't stop you from going forward.

<description>&#60;p&#62;we walked away from a house after the inspection =(  the main issue was an addition that wasn't built properly.  there was to basement under it, it was floating, but the insulation under wasn't properly supported so it was sagging and there was moisture that caused rot under the floors in that part of the house but because the addition was too low to the ground you couldn't access it from below to repair you had to tear it out from the top, which meant tearing out the kitchen and a bathroom completely and going down below the floor, then rebuilding the whole area after building a proper base for the addition.  which would cost more than the addition in the first place!  i was pretty sad to walk away =(

<description>&#60;p&#62;We were lucky in that we were working with a relocation company for our house. So, they were throwing money at us left and right to get things fixed. We needed a new roof, so they gave us 75% of an estimate we got. There were a few other miscellaneous things that needed to be done, so we just asked for a few thousand more and they agreed. Doesn't hurt to ask!

<description>&#60;p&#62;@yoursilverlining:  He said the water heater would be upwards of $500, the furnace he wasn't sure, and the electrical my BIL said could be up to 2k (he is an electrician), but said he could do it for us for just the cost in materials. There were a lot of minor repairs too but we can handle those, but I'd want to sellers to consider all we need to do, and make it fair for both of us. We are having a meeting today with our realtor to figure out our options.

<description>&#60;p&#62;Our home is brand new and built by a really, really quality builder (he builds one home a year and doesn’t cut corners anywhere) and the only thing the home inspector could find was that they needed to add a larger exterior fan from the stove (we cook a lot so we need a good exhaust system from the kitchen). &#60;/p&#62;

<description>&#60;p&#62;We had a whole pile of minor issues and some larger electrical issues.&#60;/p&#62;
&#60;p&#62;Our garage was really poorly wired. Some runs were done with cut up extension cords not proper wire. We had them re-wire the garage but should have pushed to have them fix a few things in the house too. DH spent a lot of hours tracing wires and de-bugging a few switches.&#60;/p&#62;
&#60;p&#62;Otherwise it was just a lot of maintenance and cosmetic issues like rot of brick molding, more insulation needed in the attic, drippy plumbing under the sink. We opted to fix these issues ourselves.

<description>&#60;p&#62;Not too many, the inspector said it was one of the best houses he'd seen in a while.&#60;/p&#62;
&#60;p&#62;1) Replace a few of the double-pane windows that had leaking seals&#60;br /&#62;
2) Seal up a gap between the a/c hose and where it entered the house&#60;br /&#62;
3) Leaking sprinkler head ***which ended up being a leak in the main water main, so you can't go by just what the inspector said! We also ended up with a freon leak in our A/C unit, which he wouldn't have caught b/c that's not what they look for!&#60;/p&#62;
&#60;p&#62;We asked the sellers to pay for all, but ended up them paying for the a/c seal and us getting the windows done, which were under warranty so we didn't pay much!

We had an electrician and plumber come in and estimate the repair cost, so we asked her for a closing credit of that plus a few thousand. She agreed, and also had the plumbing work repaired

1) Windows didn't all open and didn't have locks&#60;br /&#62;
2) Small dead tree in the backyard, could fall on the roof&#60;br /&#62;
3) One set of french doors in the master didn't open good&#60;br /&#62;
4) Couple galvanized pipes&#60;br /&#62;
5) Some sections of gutter need replacing.&#60;br /&#62;
6) Electric units not grounded.&#60;br /&#62;
7) Then some other misc items that I can't remember&#60;/p&#62;
&#60;p&#62;We asked them to fix:&#60;br /&#62;
~Make sure all the windows open and have locks&#60;br /&#62;
~Removal of tree&#60;br /&#62;
~Fix french doors. &#60;/p&#62;
&#60;p&#62;The rest DH can do, really he could have done it all.  The inspector said the galvanized pipes look fine, but they do rust from the inside out. We got a quote and since the majority have already been done, it won't be expensive. So we will replace in a year or two, when we get to that phase of finishing the basement.

<description>&#60;p&#62;@Bao:  We found that the whole pool/pump system was out and needed to be replaced...The seller had let the pool go bc she couldn't keep up with it, but she had told us everything was working.  We paid for a special pool inspector to come in and assess what it would cost to repair/replace everything and he estimated about $6K, so we got the seller to pay that in closing costs instead of dealing with it herself,  and we replaced everything after we closed.

Some of the electrical needs to be fixed/replaced&#60;br /&#62;
The furnace needs to be serviced&#60;/p&#62;
&#60;p&#62;There were some other minor things and some things to just keep an eye on, but nothing we can't fix in the future. When you had your inspections, what issues were found? Did you ask the sellers to fix them or did you fix them? We really want this house so we are willing to do what it takes, but we will ask for a little help, and see what they say.
