we have white tile floors in our bathroom and I hate it. But it's not a master bath it's our one big bathroom for everyone and it is so hard to keep the floors clean.

Our shower has cutout's for shower products built into one wall (and completely tiled). I do really like that.

@periwinklebee: by this logic I need a sprayer in every room in my house.

@Littlebit7: @LCTBQE: Good call on the sprayer. For the first two months of his life, bathtub was the only place my son would poop (gross) and he still does sometime (double gross). Ease of cleaning is essential...and good call on the other suggestions as well, thank you!

@karenbme: I don’t hate them at large, I just hate them for *me*—I can totally see the appeal. I’m 5’10” and have also run across annoyingly low traditional shower heads, especially in those 50s houses where the ceiling is super low—they’re like the shower version of using an extra low toilet in a grade school bathroom.

@Littlebit7: yes second the sprayer for cleaning! And dog washing :)

We have a rain shower, traditional shower head, and a handled shower sprayer. I like having all three. I typically have the rain head and shower head on at the same time. And the sprayer is used for cleaning the shower. Make sure there is a sprayer; cleaning a shower without one is annoying. In our new house, I didn’t want a rain head.

Also, make sure there are logical places for a towel bar, hooks, hand towels. I like a separate toilet room if possible with a bit of built in storage for extra TP in there; our designer added a niche to stack rolls.

Get the best and quietest can you can; I think Panasonic makes a great one

The forums on a Houzz are also super helpful!!

@periwinklebee: @Foodnerd81: @snarkybiochemist: @LCTBQE: I never realized there were rain shower haters out there :silly: Yes, you should definitely find some time to stay at a nice hotel to test out a rain shower, and other elements, the more research the better. I find them so relaxing, like standing under a waterfall. I'm also 5'11" so with the non-rain showers a lot of the time I need to bend back to get the top of my head wet. Our shower head is high enough that I don't need to do that at home, but it's still not as nice as a rain shower.

@agold: One thing to consider around this though is that if you ever have an issue with something you will have to open up the whole wall. Same with the toilets with a tank in the wall. It will make any repairs way more expensive since you would have to deal with drywall patching and painting etc.

@periwinklebee: Two words: Rain Shower. If I could go back in time and spend the extra $ when we were renovating our bathroom I would. It wasn't even all that much extra since the plumber was already there and moving pipes around. At the time it felt like a nice to have, but every time I take a shower I think about how nice it would be to have and it's been years. Also, crisp grays and whites with natural accents, think marble counters & stained wood, really bridge the gap between farmhouse and contemporary. And if you are doing a separate tub and shower a standard soaker tub with clean lines (and no jets, which get gross anyways, as others have noted) fits both styles.

@periwinklebee: I don't have a lot of suggestions about bathroom remodels becuase I haven't done one yet and have just barely started to think about it. But I really love the faecets and handles that come out of the wall, rather than sit on the sink itself. I hate cleaning around the faucet and handles and having them up on the wall seems amazing. I would also really love a steam shower.

@snarkybiochemist: Thank you! I really hope that we will be in the house for awhile! There's always a tension I think between thinking of it as a home versus an investment... and the home part is super important

@psw27: Thank you, this is super helpful! Congrats on the new house! I would love to hear about local recommendations...and will start with thinking about layout, we are potentially willing to move plumbing for the master as it could solve some difficult layout challenges. The bathroom you shared is spectacular  I feel like the bathroom is my oasis, if I can make time for it in the evening, it's my main break... So I want to make it a nice place to be, within reason...

@periwinklebee: Congrats on the house! I too am in MA and just closed our first suburbs house today. I've built 2 houses and renovated a few bathrooms so I am happy to share local resources with you if you want! Just wall me

I would first think about layout - and what you want - do you want a tub? glass shower? to move anything? double vanity where there was only a single? Moving plumbing is expensive so that is something to consider.

I use Houzz a lot for inspiration pictures! Your master can still be contemporary while also being classic and I think it's ok to have the master bath not be perfectly in line with the other locations since it is very, very private. But yes, modern farmhouse seems like a good place to start. When you mentioned your house, I thought of this bathroom as sort of encompassing a contemporary farmhouse feel:

@periwinklebee: Congrats on buying a house its a super exciting but also intense process
No advice on a remodel the bathrooms in our house had been updated prior to us buying but some good advice I got about any home renovations from my dad, even small changes If you are planning on staying in the house for more then a few years make sure the renovations are things that you like and really want and not just something you are doing because it will help with resale or value. ie fixtures and shower heads, I really hate rainfall shower heads and when we replaced ours I made sure to get a different type even though they are considered to be high end, b/c I am going to be showering in the bathroom for many many years.

Congrats on finally taking the plunge!!

We bought into a gut/reno of a townhouse in our town so I’m sorta in the midst of this too but we have a designer doing a lot of the heavy lifting.

Visit the Kohler design center in nyc if you can, lots of ideas there.

Are you in ny/ct/nj? I have some stone/tile reccs if in NJ

Impt in master: tankless water heater if you have a tub. No jets in tub. (We are doing freestanding). Heated floors if you can swing it. Good lighting. Lots of good lighting. Drawer storage vs cab doors. If you do floating cabs try to make sure there is room to tuck a step stool underneath in the kids bath. Try to avoid moving plumbing unless you want to increase your budget. Likewise, spend the money to move plumbing if it going to get you close to your dream bathroom

When choosing flooring make sure it’s not super slippery.

I’d try to hire a designer if you can; it will make the process way more seamless and they might have contractor reccs as well

Spend some time of a Houzz creating ideabooks

Good luck and congrats!!

@KNS: Super helpful, thank you!

@JJ2626: Yes! There's a commuter rail station that's a short walk from the house, then it's only 5 minutes on the train to connect to a subway stop near my office. So it's not too far, and it is much, much cheaper/sq ft than if you were walking distance to the subway. There's also a bus option for commuting. LO will stay in the same daycare (we really like it), so hopefully it's not too tedious to mange the extra commute with him.
