Mostly bc it sounds like a nice cool space in the summer whereas a third floor seems like it would get so hot and be difficult to keep cool in the warmer months. So when my kids are outside playing, I can easily see them from the kitchen or living room of the house. I like a 3rd floor for being closer to my bedroom as an adult. As a kid, I loved the freedom of a basement. I'd prefer a basement right now b/c you can immediately access it from the main floor. A third floor you have to trudge up 2 flights to get to.
