<description>&#60;p&#62;Our superintendent (the guy we call, hired by the landlord, to deal with house stuff) is completely like this. I just tell him no if the timing is really bad, but he's always wishy washy about when he's coming, inevitably shows up to do messy work either right after I've mopped or when I'm in the middle of feeding/bathing kids. I deal with it because he's genuinely a nice guy, just totally oblivious. I'd feel funnier if it were the actual landlord. Ours popped in this winter to look at something when he was preparing the duplex above us to be shown (it's a big old brownstone that has been subdivided), and of course because it was Saturday AM there were toys allll over, dishes still on the table, etc. fortunately he has two kids the same age as ours so he got it, but I was still a little embarrassed.

We only really see him when there are issues with the house.  We communicate, but he never sets anything in stone. It's things like 'Oh, I plan to have someone come by next week.&#34; Never sets a day or time... well, until like 30 minutes before.

We used to be apartment managers in seattle and per state/city laws we could only come in on short notice like that if there was an emergency. Otherwise it was 48 hrs with a posted notice. The exception would be if the tenant and I had agreed beforehand (like they blew a fuse and want it fixed then and not later!). So even if it's not in the lease he's violating the landlord tenant law.

<description>&#60;p&#62;He's coming by the house in response to you requesting his presence to fix something right? I think the 24 hour notice rule applies to visits initiated by the landlord, not responding to a request from a tenant. If he's a full time property manager he probably has a relatively unpredictable schedule and just calls when he's in your area. If he calls last minute and the timing doesn't work for you I think you're well within your rights to say so and to schedule another time.  It just means you have to wait longer to have the issue resolved.

<description>&#60;p&#62;As a renter, I can see how that would be annoying. I also like to have notice before anyone comes over, just to make sure that my house is presentable. With small kids, it doesn't take long for things to look crazy, but if I have some notice, I can tidy up a bit. But if your landlord has a busy schedule, I can understand how it might be hard for him to give you more than 30 minutes of notice. If you told him things needed to be taken care of, then maybe he assumed you knew he would be by sometime that day and didn't need a lot of notice. I have a friend who rents, and her landlord drops by frequently to do stuff to the house, and he doesn't give her any notice! One time she was out of town, and she came home and found her mail inside the house, which means the landlord stopped by and brought it in for her. She had no idea he was going to stop by. That would bother me more than what you're describing.

&#60;p&#62;Next time he wakes up the kids, I would bring the crying babies to the door so he can see what he hath wrought!  Then maybe he'll understand better why you're so picky about timing...

<description>&#60;p&#62;Our local landlord/tenant rules have a provision that the landlord has to provide 24 hours written notice (unless of course you request their presence) to entering the property! They don't need to schedule around you though, just let you know the time they will be there. So 30 minutes notice would be illegal!

<description>&#60;p&#62;I fully understand that as our landlord, he legally can stop by whenever he wants... but we've been asking him about some things that need to be taken care of around the house and we've told him that we would like some notice (especially with twins) like a couple hours.  He almost always gives us only 30-45 minutes notice.  Most of the time, it's not a good time (babies were just put down for a nap and our dogs will bark and might wake them) and we ask him if he can do it tomorrow. There's even been times he said he'll be there at 6pm and came at 5:30p instead. We weren't home or we weren't ready. &#60;/p&#62;
&#60;p&#62;Just curious how you would feel as a renter or maybe from the landlord point of view.
