We live very close to a major base & while I like our gated neighborhood, there is a low income & transient population neighborhood that we drive through to get to our home. The cons are that there is a LOT of traffic around our area because of the huge flow of personnel each day. There is a bit more minor crime in our area. There is also a fair amount of noise due to aircraft & firing/explosives ranges.

Do the standard research you would for any potential neighborhood on schools, crime, environmental/pollution hazards, etc. and of course look for any red flags w/ the house itself.

It could be a base-connected family needs to sell it sooner rather than later so it's competitively priced.

In addition find out what the base "does": are there aircraft flying over and/or landing, are there a large number of commuters, are there regular drills, lots of new recruits. Since your husband has lived there a long time I imagine he/you know some of these things, or know people who might.

I live a mile from a major base that is mostly high ranking officers who live off base. The downside is it is a terrorist target, they fly jets over at odd hours (normal working hours), and they tend to practice shooting their cannons at 545am. Other than the cannon, I have no complaints. The cannon is pointless (as in, when are you going to use a cannon in 2017?), but harmless enough in terms of bothering me. The military personnel keeps our neighborhood restaurants in business over lunch and it seems safe. My house was built as DoD housing and I have no issues (other than typical WWII era issues).

What area of the country are you talking? Like the Pentagon or Camp Lejune?

Wouldn't bother me and I think it would be a great rental property down the line for military families if I held the property long term.

Hello to you honey. I hope you're doing fine. Many things come to mind when buying a house. In your instance buying one near a major military base... Well it can have it's pros you know? For example there is low chances of gettting robbed. I know what you're thinking it's the army not the police... But still thiefs are afraid to operate at such areas. Also I can bet the price was lower. However there are cons too. Like for example the noise and all that. At the end of the day it comes to you. Can you stand this in order to get that? I wish you luck. May god bless and protect you.

Wouldn't bother me. Ive heard of the environmental issues happening with other places too not just next to a base, and I grew up around several bases so nbd. At least where I grew up it's not like we would be the only non military family. Most owners of single family homes were non military with a sprinkling of military owners and renters.

I would worry about noise. I would also wonder if we would be the only non military family in the neighborhood- not a deal breaker but not ideal. And then things like @2PeasinaPod: mentioned are scary.

So I wouldn't say absolutely not but I would have to think and research about it.

Yes...it would absolutely deter me.

I normally would say it wouldn't bother me; however, my BFF bought a house near a military base (and in fact, her husband is in the military). It was closed a few years after she moved in, and they are now dealing with the fire retardant that they used at the base was leaked into the well water in the surrounding wells around the base. Her house is now worth virtually nothing because she's in a Flint, MI sort of situation. Unfortunately, the government didn't acknowledge it for a long time, and recently put out a report that their water is no longer safe to drink and it hasn't been for years. Very scary stuff.

So...because of that, I would say no. I wouldn't buy a house near a military base.

I would see if you can get a feel for what noise advisories the base issues.

I live about 25 miles from a major marine base, and sometimes we can hear the booms from the testing held there. I can't imagine what it's like nearby (I don't think there is housing really close by)

@pinkelephant- We are not military but my husband has lived in the area his whole life and I've lived here for 5 years. I actually really like living here. I find it super easy to make friends because most people don't have family here so everyone is looking to build there own built in "family". Plus there is a ton to do here.

@thou- It seems to be priced spot on for the neighborhood and size. There are just other neighborhoods that are way more desirable so that is why the prices are higher there.

@pancakes- I'm going to go drive by the house after work to get a feel for it. If it seems decent then I'll set up an appointment to view it.

I'm assuming you aren't military? I guess the only other concern I might have, besides those mentioned above, is if it might be difficult to make and maintain friends - both because of the transient nature of the military community and because of the fact that you might feel a bit like "outsiders" if most of the families in your family are military and primarily participating in family activities on base.

ETA: Just realized you already live in the area if you're able to drive by...so if you already have friends/activities in the community, the things I mentioned might not matter at all. I was thinking you'd be new to the area.

Our area is full of military bases, so, it wouldn't deter me. So long as the neighborhood/area itself was safe/quiet, etc, I wouldn't have a problem with it.

I would question obviously why is it so low priced. Is it still priced appropriately for that area or is there something about the house that is wrong?

I think there is typically a good resale value near military bases. Lots of families coming and going (basically a higher turn over rate).

That alone wouldn't bother me. Can you get a feel for the neighborhood? Sometimes the neighborhoods right next to base are not the best. If it seems like a good neighborhood, and you love the house, I would go for it.

Maybe. Growing up, both of my parents worked on a military base. The base itself was great, very safe, reasonably quiet, etc. The reason why I would hesitate is that the base needed to expand significantly, and so the government used eminent domain to claim all the needed property around it. I think everyone was compensated a good price for their property, but still, if you didn't want to give up your property, there was not a choice.

My husband and I were house hunting but decided to take a little break after we were outbid on a house this past spring. This afternoon I randomly decided to look and see what was available in our current town and I found the cutest little house. It is also crazy cheap. The only thing, it is in the neighborhood right next to a very busy military base. Would this be a red flag to you?
